Office villa “De Brink” is located in a green, park-like setting on the Utrechtseweg in Zeist and features a beautiful water feature on the southwestern side of the building. The whitewashed office villa has national heritage (Rijksmonument) status and was built in 1856 on the orders of the then mayor of Zeist, jonkheer W.E. Huydecoper.
The office villa was built in a characteristic, neoclassical style and has four storeys. Many authentic elements on both the interior and exterior of the office villa have been preserved over time, including several fireplaces in the various office rooms as well as a beautiful natural stone floor in the ground-floor hall.
Office villa “De Brink” has several office units, ranging in size from approximately 17 m² lettable. In addition to the separate office units, tenants of office villa “De Brink” can make use of various shared facilities. To this end, two meeting rooms are located in the basement. In addition, there is a work café in the basement, where tenants can (co-)work and have lunch in an informal atmosphere.

The office villa is located just a few minutes’ drive from the centre of Zeist and Utrecht as well as the A12, A27 and A28 motorways.
By public transport:
Opposite the office villa is the Van Renesselaan bus stop. Buses depart regularly from this stop towards both Zeist and Utrecht. The bus journey time to Driebergen-Zeist railway station is approximately 7 minutes.

TERMS AND CONDITIONS
VAT
The starting point is a VAT-taxed rental price. If a tenant does not meet the criteria set for taxed letting, the rental price will be increased in such a way that the resulting financial disadvantage to the landlord is fully compensated.
LEASE TERM
Flexible lease terms from 1 (one) year are possible.
RENT PAYMENT
The rent and the service charge advance, to be increased with VAT, payable quarterly in advance.
RENT REVIEW
Annually, for the first time 1 (one) year after the lease commencement date, based on the change in the monthly price index according to the consumer price index (CPI), series for all households (2015 = 100), published by Statistics Netherlands (CBS).
SERVICE CHARGES
The rental prices as stated include the service charge advance of €38.50 per m² per year, for the costs of the following supplies and services:
• gas consumption including standing charge;
• electricity consumption including standing charge;
• water consumption including standing charge;
• cleaning of common and shared areas;
• periodic window and façade cleaning;
• wifi internet including subscription costs;
• maintenance of landscaping and outdoor area;
• waste disposal;
• maintenance and inspection of fire hose reels and fire extinguishers;
• management of the office villa;
• cleaning of the coffee machine in the shared area;
• coffee for the shared coffee machine;
• 5% administration costs on the above supplies and services.
The above list is not exhaustive. The landlord reserves the right to expand or reduce the aforementioned supplies, services and special facilities and to adjust the tenant’s share of the costs accordingly.
HOUSE RULES “DE BRINK”
The office villa has house rules for all tenants regarding the general and shared areas, such as the entrance, corridors, meeting rooms, work café and pantries.
SECURITY
A bank guarantee, ROZ 2018 model, or deposit equal to three months’ rent and service charges, to be increased with VAT.
LEASE AGREEMENT
The lease agreement to be drawn up is in accordance with the agreement established by the Real Estate Council in February 2015 and as used by the Dutch Association of Real Estate Agents (NVM), with the accompanying General Provisions.
