Handelscentrum Zeist is a business park located very centrally in the green heart of the Netherlands. The complex consists of 15 units with a total floor area of approximately 20,000 m² in various sizes and comprises office and commercial space, some with a showroom. Thanks to its central location, cities such as Utrecht and Amersfoort can be reached by car in approximately 10 minutes.

ACCESSIBILITY
By car
Directly at the exit of the A28 (Utrecht-Amersfoort), exit 3, Zeist-Oost. The A28 provides direct access to the “Oudenrijn” interchange and the “Hoevelaken” traffic interchange. It couldn’t be more central!
By public transport
The regional bus station ‘Handelscentrum’ is located directly next to the property. Various bus lines depart from here to, among others, Utrecht Centraal Station and Amersfoort Centraal Station.

The connection and consumption of data and telecommunication facilities are not included in the rental price and must be arranged and paid for by the tenant.

TERMS AND CONDITIONS
RENTAL PRICE
Office space:
€ 115.00 per m² per year, plus VAT.
Parking spaces:
Included in the rental price.
VAT
The starting point is VAT-taxed rental. The above amount must therefore be increased by the applicable VAT rate. If the tenant does not meet the 90% criterion, the rental will automatically be VAT-exempt. In that case, the agreed net rental price, excluding VAT, will be increased by 4% to compensate for the resulting disadvantage to the landlord.
RENTAL TERM
5 (five) years with a subsequent extension period of 5 (five) years.
Shorter rental terms are negotiable.
RENTAL PAYMENT
The rent and the service costs advance, plus VAT, payable quarterly in advance.
RENT REVIEW
Annually, for the first time 1 (one) year after the rental commencement date, based on the change in the monthly price index according to the consumer price index (CPI), series for all households (2015 = 100), published by Statistics Netherlands (CBS).
SERVICE COSTS
€ 35.00 per m² per year, plus VAT, as an advance based on subsequent settlement, payable monthly in advance, for the costs of the following supplies and services:
• electricity consumption including fixed charges and meter rental;
• gas consumption including fixed charges and meter rental;
• water consumption including fixed charges and meter rental;
• maintenance, any inspection costs and periodic inspection of the electrical installation;
• maintenance, any inspection costs and periodic inspection of the plumbing installation;
• maintenance, any inspection costs and periodic inspection of the sun blinds;
• maintenance and repair of hardware and fittings of exterior doors;
• maintenance of green areas and grounds maintenance;
• maintenance and replacement of (interior) planting and paving;
• costs for weed, pest and ice control;
• costs for shared property arrangements;
• miscellaneous/minor day-to-day maintenance;
• administration costs 5%.
SECURITY
A bank guarantee, ROZ model, or deposit equal to at least three months’ rent and service costs, plus VAT.
RENTAL AGREEMENT
The rental agreement to be drawn up is in accordance with the agreement established by the Raad voor Onroerende Zaken in February 2015 (landlord’s model) and as used by the Dutch Association of Real Estate Agents (NVM) with the accompanying general provisions.
