TERMS AND CONDITIONS
VAT
The starting point is VAT-taxed letting. The above-mentioned amount must therefore be increased by the applicable VAT rate. If the tenant does not meet the 90% criterion, the letting is by law VAT-exempt. In that case, the agreed bare rental price, excluding VAT, will be increased by 10% to compensate the landlord for the resulting disadvantage.
LEASE TERM
Indefinite period, notice period of 6 months for either party.
RENT PAYMENT
The rent, including service charge advance, to be increased by VAT, payable monthly in advance.
RENT REVIEW
Annually as of 1 January, based on the change in the monthly price index figure according to the Consumer Price Index (CPI), All Households series (2015 = 100), published by Statistics Netherlands (CBS).
FIXED SERVICE CHARGES
The all-in rental price covers the following supplies and services;
• supply of gas, water and electricity based on normal consumption;
• use of the shared pantry and appliances;
• coffee and tea;
• internet/Wi-Fi connection;
• exterior window cleaning;
• water consumption;
• cleaning of common areas;
• periodic maintenance/inspection of the lift installation;
• 5% administration costs on the above supplies and services.
SECURITY DEPOSIT
A bank guarantee, ROZ model, or cash deposit equal to three months’ rent and service charges, to be increased by VAT.
LEASE AGREEMENT
The lease agreement to be drawn up will be in accordance with the agreement established by the Raad voor Onroerende Zaken (Real Estate Council) in February 2015, as used by the Dutch Association of Real Estate Agents (NVM), together with the accompanying General Provisions.
