GENERAL
The Hofclub Werken & Vergaderen locations are attractive work and meeting venues in Woerden and Utrecht. Hofclub facilitates meetings and gatherings for up to 130 people, also offers (flex) workspaces, and rents out office space too. Thanks to their warm ambiance and central location, these are perfect places to work and meet.

Hofclub Woerden, thanks to its central location near Woerden railway station and the A12, is an excellent place to work and hold meetings. Its modern yet homely ambiance makes it a place where you quickly feel at home.

Attractive furnished office spaces are available at Hofclub Woerden, each with adjustable climate control. Hofclub stands out with an extensive service package: a staffed reception with an experienced hostess who welcomes your guests, free access to and use of the break-out rooms and the attractive meeting rooms with audiovisual equipment, free coffee/tea, access to the lounge café and restaurant, use of printing facilities, and (shared) use of the WiFi connection are all among the services available to you as a tenant.

ACCESSIBILITY
By car:
The Hofclub Woerden location is excellently accessible by car and is located approximately 5 minutes from the A12 motorway.

By public transport:
Hofclub Woerden is a 5-minute walk from Woerden station.
In addition, the Ziekenhuis, Woerden bus stop is a 1-minute walk away, with regular bus connections to Woerden railway station (3-minute journey time). From the station, Utrecht Centraal, Amsterdam Centraal, Rotterdam Centraal and Den Haag Centraal can all be reached without changing trains.

FLOOR AREA
The following units are available for rent on the 3rd floor:

Rental prices per month are inclusive of the fixed service charges. The above rental prices are exclusive of VAT.

PARKING
Free parking is available on the premises and in the surrounding area on Zaagmolenlaan, Watermolenlaan, Houttuinlaan and at the large car park on Polanerbaan.

In addition, it is possible to use the car park of St. Antonius Hospital; the maximum daily rate for this is €6.00 (2019 price level).

DELIVERY CONDITION
The office space will be delivered with the following facilities:
• staffed reception and welcome area;
• furnished workspaces (desks, chairs and cabinets);
• access 24 hours a day, 7 days a week;
• current partition walls;
• floor covering;
• mechanical ventilation with peak cooling, plus independent air conditioning in the office space;
• the possibility of renting meeting rooms per part-day for 6 to 125 people;
• outdoor space with balcony;
• lounge café with all associated facilities, such as suitable catering;
• coffee/tea (unlimited, also for your guests);
• extensive printing service;
• acceptance of post and parcels;
• shared (fibre-optic) WiFi.

TERMS AND CONDITIONS

VAT
The starting point is a VAT-taxed rental price. If a tenant does not meet the criteria set for taxed rental, the rental price will be increased so that the financial disadvantage incurred by the landlord is fully compensated.

LEASE TERM
From 1 (one) year with a subsequent extension period of 1 (one) year.

RENT PAYMENT
The rent and the fixed service charges, plus VAT, payable quarterly in advance.

RENT REVIEW
Annually, for the first time 1 (one) year after the commencement date of the lease, based on the change in the monthly price index according to the consumer price index (CPI), series for all households (2015 = 100), published by Statistics Netherlands (CBS).

SERVICE CHARGES
The stated all-in rental price includes the fixed service charges for the following supplies and services, plus VAT:
• supply of gas, water, electricity including standing charges;
• waste removal;
• maintenance of technical installations;
• maintenance of outdoor areas;
• cleaning of common areas;
• cleaning of the leased space;
• exterior window cleaning;
• exterior glass insurance;
• shared use of WiFi;
• 5% administration costs on the above supplies and services.

The above list is not exhaustive. The Landlord reserves the right to expand or reduce the aforementioned supplies, services and special facilities, and to adjust the tenant’s share of the costs accordingly.

SECURITY DEPOSIT
A bank guarantee or cash deposit equal to three months’ rent and service charges, plus VAT. This bank guarantee must be provided prior to key handover and must be issued by a bank recognised and established in the Netherlands, in accordance with the standard ROZ 2018 model.
No interest is paid on a cash deposit.

LEASE AGREEMENT
The lease agreement to be drawn up will be in accordance with the agreement established by the Raad voor Onroerende Zaken (Dutch Real Estate Council) in February 2015, as used by the Dutch Association of Real Estate Agents (NVM), with the accompanying General Provisions.
