GENERAL
The Hofclub Werken & Vergaderen locations are atmospheric work and meeting venues in Woerden and Utrecht. Hofclub facilitates meetings and gatherings for up to 130 people, and also offers (flex) workspaces and rents out office space. Thanks to their warm character and central location, these are perfect places to work and meet.
Thanks to its central location near Woerden NS railway station and the A12, Hofclub Woerden is an excellent location for working and meetings. With its modern and homely ambiance, the location quickly feels like home.
Hofclub Woerden offers atmospheric, furnished office spaces with individually adjustable climate control per room. Hofclub distinguishes itself with an extensive service package: a staffed reception with an experienced hostess who welcomes your guests, free access to and use of the “break-out rooms” and the atmospheric meeting rooms with audiovisual aids, free coffee/tea, access to the lounge café and restaurant, use of the printing facilities and (shared) use of the WiFi connection are all among the services available to you as a tenant.
ACCESSIBILITY
By car:
Hofclub Woerden is excellently accessible by car and is located approximately 5 minutes from the A12 motorway.
Public transport:
Hofclub Woerden is a 5-minute walk from Woerden station.
In addition, the Ziekenhuis, Woerden bus stop is a 1-minute walk away, with regular bus connections to Woerden NS railway station (3-minute travel time). From the station, Utrecht Centraal, Amsterdam Centraal, Rotterdam Centraal and The Hague Central can all be reached without changing trains.

PARKING
Free parking is available on-site and in the immediate vicinity on Zaagmolenlaan, Watermolenlaan, Houttuinlaan and at the large parking area on Polanerbaan.
In addition, it is possible to use the parking lot of St. Antonius Hospital; the maximum daily rate for this is € 6.00. (2019 price level)
DELIVERY CONDITION
The office space is delivered with the following facilities:
• staffed reception and welcome;
• furnished workstations (desks, chairs and cabinets);
• access 24 hours a day, 7 days a week;
• current partition walls;
• carpeting;
• mechanical ventilation with top cooling and independent air conditioning in the office space;
• option to rent meeting rooms per part-day for 6 to 125 people;
• outdoor space with balcony;
• lounge café with all associated facilities, such as suitable catering;
• coffee/tea (unlimited, also for your guests);
• extensive print service;
• receipt of mail and parcels;
• shared (fiber optic) WiFi.
ACCEPTANCE
By agreement, immediately.
TERMS AND CONDITIONS
VAT
The starting point is a VAT-taxed rental price. If a tenant does not meet the criteria set for taxed rental, the rental price will be increased in such a way that the resulting financial disadvantage to the landlord is fully compensated.
RENTAL PERIOD
Rental period up to a maximum of December 30, 2026.
RENT PAYMENT
The rent and the fixed service charges, plus VAT, per quarter in advance.
RENT REVIEW
Annually, for the first time 1 (one) year after the commencement date of the lease, based on the change in the monthly price index according to the consumer price index (CPI), series for all households (2015 = 100), published by Statistics Netherlands (CBS).
SERVICE CHARGES
The stated all-in rental price includes the fixed service charges, for the following supplies and services, plus VAT:
• supply of gas, water, electricity including standing charges;
• waste removal;
• maintenance of technical installations;
• maintenance of outdoor grounds;
• cleaning of common areas;
• cleaning of the rented space;
• exterior window cleaning;
• exterior glass insurance;
• shared use of WiFi;
• 5% administration costs on the above supplies and services.
The above list is not exhaustive. The landlord reserves the right to expand or reduce the stated supplies, services and special facilities and to adjust the tenant’s share of the costs accordingly.
SECURITY
A bank guarantee or deposit equal to three months’ rent and service charges, plus VAT. This bank guarantee must be provided prior to the handover of the keys and must be issued by a bank recognized and established in the Netherlands, in accordance with the standard ROZ model 2018.
No interest is paid on a deposit.
LEASE AGREEMENT
The lease agreement to be drawn up is in accordance with the agreement established by the Real Estate Council (Raad voor Onroerende Zaken) in February 2015 and as used by the Dutch Association of Real Estate Agents (NVM), with the accompanying General Provisions.
