RENTAL PRICE

VAT LEVY
The starting point is VAT-taxed rental. Therefore, the above amount must be increased by the applicable VAT rate. If the tenant does not meet the 90% criterion, the rental will automatically be VAT-exempt. In that case, the agreed net rental price, excluding VAT, will be increased in such a way that it compensates the landlord for the resulting disadvantage.

LEASE TERM
From 1 (one) year with a subsequent extension period of 1 (one) year.

RENT PAYMENT
The rent and the advance service costs, plus VAT, payable monthly/quarterly in advance.

RENT REVIEW
Annually, for the first time 1 (one) year after the lease commencement date, based on the change in the monthly price index figure according to the consumer price index (CPI), series for all households (2015 = 100), published by Statistics Netherlands (CBS).

SERVICE COSTS
The monthly amount includes advance service costs and services at € 75.00 per m² per year, plus VAT, for the costs of the following supplies and services:
• energy costs relating to the leased premises and common areas;
• water consumption;
• cleaning of common areas and the general sanitary facilities of the building;
• exterior window and facade cleaning;
• waste removal for waste associated with normal office use;
• building security;
• municipal taxes including sewage and purification levies;
• caretaker services;
• property tax for the user (if the Landlord is assessed for it);
• maintenance in accordance with articles 11.2 and 11.5 of the general provisions;
• 5% administration costs on the costs of the above items and supplies;

Service Package
• remote reception and referral of clients;
• remote referral of suppliers;
• mail processing and use of shared mailbox;
• provision of phone, print, and copy facilities.

SECURITY DEPOSIT
A bank guarantee, ROZ model, or security deposit equal to three months’ rent and service costs, plus VAT.

LEASE AGREEMENT
The lease agreement to be drawn up will be in accordance with the agreement established by the Raad voor Onroerende Zaken in February 2015 and as used by the Nederlandse Vereniging van Makelaars NVM, together with the accompanying General Provisions.
