RENT
Office space:

VAT LEVY
The starting point is VAT-taxed rental. Therefore, the above amount must be increased by the applicable VAT percentage. If the tenant does not meet the 90% criterion, the rental is by operation of law exempt from VAT. In that case, the agreed net rent, excluding VAT, will be increased in such a way that the disadvantage incurred by the landlord is compensated.

LEASE TERM
From 1 (one) year with a subsequent extension period of 1 (one) year.

RENT PAYMENT
The rent and the advance service charges, to be increased by VAT, payable per month/quarter in advance.

RENT REVIEW
Annually, for the first time 1 (one) year after the commencement date of the lease, based on the change in the monthly price index according to the consumer price index (CPI), series for all households (2015 = 100), published by Statistics Netherlands (CBS).

SERVICE CHARGES
The monthly amount includes the advance service charges and services at € 75.00 per m2 per year, to be increased by VAT, for the costs of the following supplies and services:
• energy costs relating to the leased premises and the communal areas;
• water consumption;
• cleaning of common areas and the general sanitary facilities of the building;
• cleaning of exterior glass and façade;
• removal of waste that falls under normal office use;
• building security;
• municipal taxes including sewage and purification levies;
• caretaking services;
• property tax for the user (if the Landlord is assessed for this);
• maintenance in accordance with articles 11.2 and 11.5 of the general provisions;
• 5% administration costs on the costs of the above-mentioned items and supplies;

Service package
• remote reception and referral of clients;
• remote referral of suppliers;
• mail processing and use of communal mailbox;
• offering telephone, printing, and copying facilities.

SECURITY
A bank guarantee, ROZ model, or deposit equal to three months’ rent and service charges, to be increased by VAT.

LEASE AGREEMENT
The lease agreement to be drawn up is in accordance with the agreement established by the Real Estate Council (Raad voor Onroerende Zaken) in February 2015 and as used by the Dutch Association of Real Estate Agents (NVM), together with the accompanying General Provisions.
