GENERAL
The commercial building at Tennesseedreef 10R is located on the “Nieuw Overvecht” business park, a small-scale, modern, mixed-use business park that directly borders the Overvecht residential neighborhood. The location is considered one of the area’s key strengths, partly due to its reasonable distance to Utrecht city center.
The total floor area of the commercial building is approximately 185 m², spread over two floors. The commercial space on the ground floor comprises approximately 100 m². The office section is located on the first floor, with a pantry (with oven and refrigerator) and a storage area, which covers approximately 85 m². Two parking spaces on-site belong to the commercial unit.

ACCESSIBILITY
By car
The location of the business park, and thus the commercial unit, can be described as excellent. The A2 and A27 are easily accessible via the Zuilense ring road.
Public transport
The Hudsondreef bus stop is a 6-minute walk away, taking you to NS station Utrecht Overvecht within 15 minutes and to Utrecht Centraal within 20 minutes.

PARKING

DELIVERY LEVEL
The commercial building will be delivered in its current condition, including, among other things, the following provisions;

• clear height of approximately 3 meters;
• fully tiled sanitary area with toilet and small sink;
• electrical connections;
• heating;

TERMS AND CONDITIONS
RENTAL PRICE
Commercial/office space:
€ 1,500.00 per month, including parking, plus VAT.
VAT LEVY
The starting point is VAT-taxed rental. Therefore, the above-mentioned amount must be increased by the applicable VAT rate. If the tenant does not meet the 90% criterion, the rental is by operation of law exempt from VAT. In that case, the agreed net rental price, excluding VAT, will be increased by a percentage to be determined so that the resulting disadvantage to the landlord is compensated.
LEASE TERM
Lease term through no later than July 31, 2029; shorter or longer lease terms are negotiable.
RENT PAYMENT
The rent, plus VAT, payable quarterly in advance.
RENT REVIEW
Annually, for the first time 1 (one) year after the lease commencement date, based on the change in the monthly price index according to the consumer price index (CPI), series for all households (2015 = 100), published by Statistics Netherlands (CBS).
SERVICE CHARGES
The tenant contracts directly with the public utility companies for the standing charges, consumption and supply of gas, water and electricity, and must therefore arrange the correct agreements themselves.
SECURITY
A bank guarantee, ROZ model, or cash deposit equal to three months’ rent and service charges, plus VAT.
LEASE AGREEMENT
The lease agreement to be drawn up will be in accordance with the agreement established by the Real Estate Council (Raad voor Onroerende Zaken) in February 2025 and as used by the Dutch Association of Real Estate Agents (NVM), with the accompanying General Provisions.
