* LA VALLÉE BRASSERIE
Our brasserie serves lunch daily for a small fee of € 4.77 per person per day. Our chefs prepare fantastic, healthy lunches made from fresh daily produce. You can also enjoy fresh juices, a delicious breakfast, or healthy snacks here throughout the day at cost price. A drink with bitterballen or a five-course dinner is also possible. Coffee and tea cost € 2.50 per person per day (2024 prices).

* BOARDROOMS
Especially for users of boxes and workspaces, there are four spacious, fully equipped high-end boardrooms with complete A/V facilities for up to 12 people.

* COMMUNITY AREAS
Creative Valley has been developed for interaction and inspiration. You’ll find spaces everywhere to meet, share ideas, and help each other move forward. AVAILABLE FOR LEASE
Currently available:
– Ground floor: box 0.1 A, approximately 248 m² LFA.

The stated floor area includes a 35% allocation surcharge for shared and common areas. This 35% allocation is for the use of the common areas, including the brasserie, lounge, flex spaces, and high-end meeting rooms in the office building.

PARKING
Parking spaces in the semi-sunken parking garage on-site, based on a parking ratio of 1:50.

DELIVERY CONDITION
The office building is delivered with the following facilities:

• Spacious entrance with a representative lobby featuring a video wall;
• A brasserie with terrace, including a kitchen operated by a caterer (selected and contracted by the joint tenants);
• Very bright atriums housing the main staircase and elevator;
• Sanitary facilities for men and women on each floor
• Accessible toilet and shower for people with disabilities on the 1st and 3rd floors;
• A caterer-managed pantry with a fully automatic bean-to-cup coffee machine on each floor;
• 4 (four) spacious high-end meeting rooms equipped with complete audiovisual installations (screens and PC), operated and booked via an AMX booking system;
• Surface-mounted lighting fixtures (approx. 250 lux);
• Utility closet on each floor;
• Overtime timer;
• Smooth-finished anhydrite floors, fitted with current carpeting;
• Heat pump system for cooling, heating, and ventilation (freely suspended Solid-Air type OKNI induction units);
• Cable trays for power, data, and telephone (option for wireless network);
• Ultra-fast internet via UNET CityLAN 100 Mb/s fiber-optic connection with Wi-Fi internet access for the public areas;
• The so-called public areas are fully furnished;
• The boxes are delivered as a shell (no partition walls or cabling) but with carpeting;
• A wireless (2.4 and 5 GHz) data and voice network is installed in all spaces, forming an extension of the respective tenants’ networks. Existing IT equipment can be connected to the wired or wireless network, as needed.

ENERGY LABEL
Creative Valley Papendorp has energy label A. The building is also ‘Paris Proof’.

LEASE TERM
By arrangement, 5 years with a subsequent renewal period of 5 (five) years.

SERVICE CHARGE ADVANCE
€ 60.00 per m² per year, plus VAT, as an advance payment based on actual-cost settlement, payable in advance per quarter, for the costs of supplies and services.

HOSPITALITY SERVICES COSTS
€ 35.23 per m² per year, plus VAT, as a contribution towards, among other things:
• Guest reception;
• Catering;
• Brasserie;
• Restocking the pantries;
• General support services.
