GENERAL
The office villa “Het Hoogeland” at Museumlaan 2 in Utrecht enjoys a beautiful location in the Hogelandse Park in Utrecht-Oost and is one of the city’s most striking buildings.
Het Hoogeland was built as a residence in 1824 and looks back on an interesting history. At the end of the nineteenth century, the building was enlarged with the addition of the two wings. For many years it was used as a museum. The Hogelandse Park was also laid out during this period.

Staatsbosbeheer used the building from 1919 to 1977 and ensured that the second floor was added around 1932. After 1977 the house stood vacant for a period, and since 1993 it has been home to various (smaller) businesses. In this latest use of the building, attention has been paid to creating an enjoyable mix of people and capabilities. The underlying philosophy is that people running their business here should be able to do so in a pleasant atmosphere, and that the surrounding conditions should therefore not merely be good, but excellent.

By car:
Museumlaan is very well accessible by car. The A12, A27 and A28 motorways can be reached within 5 minutes via de Berekuil.

By public transport:
Museumlaan is also very well accessible by public transport. The “Oorsprongpark” bus stop is a few minutes’ walk away. From this stop, various city and regional buses run via a high-frequency public transport line with direct connections to, among others, Utrecht Centraal railway station, Utrecht Science Park “de Uithof”, Bilthoven, De Meern, Vianen, Vleuten and Wageningen and Zeist.

PARKING:
There is ample paid parking available in the vicinity of “Het Hoogeland”. It is possible to apply for a business parking permit from the Utrecht municipal parking authority.

2024 price level: from €136.23 per quarter.

DELIVERY CONDITION
The property will be delivered in its current condition, including among other things:
• current floor covering;
• current walls;
• current net curtains (where present);
• current ceilings fitted with lighting fixtures and motion sensors;
• current data cabling;
• shared use of the furnished entrance, meeting room and presentation/lunch area;
• shared use of common areas (featuring artwork);
• shared use of coffee and tea equipment;
• shared use of the recently renovated sanitary facilities on the 2nd floor.

TERMS AND CONDITIONS
VAT
The starting point is a VAT-taxed rental price. If a tenant does not meet the criteria set for taxed rental, the rental price will be increased such that the financial disadvantage incurred by the landlord is fully compensated.

LEASE TERM
Lease terms possible from 1 (one) year with extension periods.

NOTICE PERIOD
3 (three) months before the end of each lease period.

RENT PAYMENT
The rent and the service charge advance, plus VAT, payable quarterly in advance.

RENT REVIEW
Annually, for the first time 1 (one) year after the commencement date of the lease, based on the change in the monthly consumer price index (CPI), series for all households (2015 = 100), published by Statistics Netherlands (CBS).

SERVICE CHARGES
The rental prices stated include the service charge advance, payable in advance per quarter, for the costs of the following supplies and services:
• taxes and levies;
• garden maintenance;
• fire alarm system;
• security;
• water consumption;
• heat supply/energy costs;
• electricity consumption costs;
• minor maintenance;
• waste container rental plus disposal costs;
• reserve fund for major interior maintenance;
• cleaning of common areas and all interior and exterior glazing;
• subscription for towel dispensers, soap dispensers, etc.;
• upkeep of the kitchen, etc.;
• maintenance of coffee and tea equipment;
• provision of a fully equipped kitchen with appliances;
• VAT on the supplies and services;
• 5% administration costs on the above-mentioned supplies and services.

The above list is not exhaustive. The landlord reserves the right to expand or reduce the supplies, services and special facilities mentioned, and to adjust the tenant’s share of the costs accordingly.

SECURITY DEPOSIT
A bank guarantee, ROZ 2018 model, or cash deposit equal to three months’ rent and service charges, plus VAT.

LEASE AGREEMENT
The lease agreement to be drawn up is in accordance with the agreement established by the Raad voor Onroerende Zaken in February 2015 and as used by the Dutch Association of Real Estate Agents (NVM), with the accompanying General Provisions.
