This representative multi-tenant office building “Arcus Building” is located on the north side of the Lage Weide business park. Well-known companies are established at this business park, such as HEMA, PicNic, WE Fashion, and Spie.

Arcus Building offers many facilities that allow your company to work professionally. There is a coffee corner on the ground floor and an informal lunch and meeting area created on the 1st floor. Private transport
The property is easily accessible by car. Via the northern ring road around Utrecht (N230), exit 8 of the A2 highway is reachable within a few minutes.

Public transport
The business park is well accessible by public transport. The travel time to Utrecht Centraal Station and Maarssen NS station is approximately 20 minutes and approximately 8 minutes respectively (direct connection via bus line 38).

TERMS AND CONDITIONS
RENTAL PRICE

Office space:

Parking spaces:
€ 250,00 per parking space per year.

The above amounts are to be increased by turnover tax.

VAT LEVY
The premise is VAT-taxed rental. The above amount must therefore be increased by the applicable VAT rate. If the tenant does not meet the 90% criterion, the rental will automatically be exempt from VAT. In that case, the agreed net rental price, excluding VAT, will be increased to such an extent that the resulting disadvantage to the landlord is compensated.

RENTAL TERM
Flexible rental terms from 1 (one) year negotiable.

RENT PAYMENT
The rent and service charge advance, plus turnover tax, monthly in advance by direct debit.

RENT REVIEW
Annually, for the first time 1 (one) year after the rental commencement date, based on the change in the monthly price index figure according to the consumer price index (CPI), series for all households (2015 = 100), published by Statistics Netherlands (CBS).

SERVICE CHARGES
The stated rental prices include the service charge advance (at € 45,00 per m² per year) as a recoverable advance based on reconciliation, for the supply of the following supplies and services:
• heat, electricity, and water consumption including standing charges of the common as well as own space;
• electricity consumption and service subscription for air conditioning;
• maintenance and periodic inspection of the elevator installation;
• maintenance and periodic inspection of the heating installation;
• maintenance and periodic inspection of lighting in common areas and emergency lighting;
• maintenance and periodic inspection of fire alarm equipment and hose reels;
• window cleaning of common areas;
• periodic cleaning and unclogging of gutters and rainwater drains;
• maintenance of landscaping;
• daily cleaning of the toilet facilities;
• cleaning of common areas 3x per week;
• waste disposal, container rental;
• taxes and levies payable by the tenant;
• minor repairs in common areas;
• insurance of window glass, with the exception of glass in partition walls;
• administration costs of 5% on the supplies and services stated above.

SECURITY DEPOSIT
A bank guarantee, ROZ model, or deposit equal to three months’ rent and service charges, plus turnover tax.

LEASE AGREEMENT
The lease agreement to be drawn up is in accordance with the agreement established by the Raad voor Onroerende Zaken in February 2015 and as used by the Nederlandse Vereniging van Makelaars (NVM), with the accompanying General Provisions.
