At U Offices you’ll find, besides a beautiful reception area and fully furnished office spaces, various meeting facilities, break-out rooms, “social areas”, flexible workspaces, an attractive pantry and extensive reception services. FLEXIBLE OFFICE SPACE The Office Operators (TOO) offers office space on the basis of flexible contracts. The offices are delivered turn-key, including fully furnished workspaces. This means you can focus from day one of the rental period on what really matters; your core business. The office spaces are fitted with your own signage and rented inclusive of, among other things, service charges, partition walls, flooring, ready-to-go ICT infrastructure, furnished workspaces and fully equipped pantries, etc… In short: you rent, on flexible terms, fully operational office space for the period you need it. Without having to invest in the fit-out yourself or enter into long-term commitments. MTOO At The Office Operators you can also choose MTOO. With this, you rent “classic” square metres from 12 to 60 months. You pay traditional rent and service charges, and in return you can use the reception services and have access to a wide range of additional products and à la carte services provided by the TOO Service Team. ACCESSIBILITY U Offices is situated along the Vleutenseweg, on the edge of the city centre, and is excellently accessible by both car and public transport. You can easily reach the A2, and several buses stop right outside, taking you to Utrecht Central Station within minutes, among other destinations. You can park your car on the Vleutenseweg or at the car park belonging to the office building. Excellently accessible, located near the centre. FLOOR AREA U Offices consists of two storeys with a total area of approximately 5,000 m² of lettable office space. Below is an overview of the available office spaces. The common area on the Niasstraat side has recently been renovated and has an industrial look. Flexible Vleutenseweg side Various units of approximately 25 m² to 55 m² lettable (3 to 10 workstations) MTOO Niasstraat side Various units of approximately 25 m² or 44 m² lettable (3 to 6 workstations) Vleutenseweg side Various units of approximately 25 m² to 55 m² lettable (3 to 10 workstations) PARKING At the rear of the building there is a parking deck with approximately 30 parking spaces. Renting a parking space is negotiable. DELIVERY CONDITION The MTOO office space is delivered in its current condition with the following facilities: • partition walls; • ready-to-go ICT infrastructure; • limited reception services; • daily cleaning of common areas; • 24/7 access to the building; • security system throughout the building. When renting flexible office space, the service is extended with the following; • property insurance and tax; • adjustment of air and lighting systems; • flooring • fully furnished pantry; • reprographic facilities; • furnished workspaces (desks, chairs and cabinets); • art and other small furnishings; • extensive reception services; • daily cleaning. MEETINGS The building has various meeting and conference rooms, which can be used by internal and external clients. These meeting rooms are fitted with every convenience, including WiFi, a projector, flip chart, the option for video conferencing, and coffee, tea and soft drinks included. TOO can also arrange the catering. SERVICE PACK At TOO you can choose from various service packages, costing from €49.00 per month to be increased with VAT, and including, among others, the services below depending on the chosen service pack: • tea/coffee; • internet; • phone line + handset • phone call forwarding; • self-service or room-service copying; • office supplies; • etc… RENTAL PRICE On request. VAT The starting point is a VAT-taxed rental price. If a tenant does not meet the criteria set for taxed letting, the rental price will be increased in such a way that the resulting financial disadvantage to the landlord is fully compensated. LEASE TERM Flexible contracts, with a short lease term negotiable. RENT PAYMENT The rent and the service charge advance, to be increased with VAT, payable quarterly in advance. SECURITY A deposit equal to two months’ rent and service charges, to be increased with VAT. LEASE AGREEMENT A service agreement is entered into. AVAILABILITY By arrangement.
