Arcadia is located in Leidsche Rijn in Utrecht. Leidsche Rijn is a development area and district in the city of Utrecht. The district lies to the west of the Amsterdam-Rhine Canal. The name of the district is derived from the Leidse Rijn canal, which runs through it.
At the start of the project in the 1990s and in the following decades, Leidsche Rijn was the largest Vinex housing development in the Netherlands. Arcadia is located in the Leidsche Rijn City Center area, which forms a link between the new residential neighborhoods of Leidsche Rijn and the historic city center of Utrecht. It is characterized by a prominently urban character with relatively tall and dense development, a strong contrast with the surrounding residential neighborhoods. On 1 January 2024, Leidsche Rijn had 49,310 inhabitants, making it the third-largest district of Utrecht by population.
ACCESSIBILITY
Arcadia’s accessibility is excellent, whether by car, public transport, or bicycle. The building is located along the A2 between Utrecht and Amsterdam and is easily accessible by car (exit 7 to Leidsche Rijn City Center from Utrecht or Amsterdam).
By train, you can reach Utrecht Leidsche Rijn station in 5 minutes from Utrecht Centraal. It is just a few minutes’ walk from the station to Arcadia on the Reykjavikstraat. From Arcadia, you can cycle to the city center of Utrecht within 20 minutes.
THE AREA AND THE SITUATION
Arcadia is located approximately 200 meters north of Utrecht Leidsche Rijn station. The building is part of a series of (future) office buildings that together form a closed wall between the A2, the Stadsbaan, and the future residential area. On the south side, it is connected to the existing office buildings Helix and Capgemini. Arcadia has two façades, each with its own unique character: one facing the highway and one facing the Reykjavikstraat. The residential area directly behind the office wall is characterized by the large scale of its buildings, with relatively large and tall structures. The iconic high-rise of the future residential project MARK marks the new district with a height that is exceptional for Utrecht. With its warm architecture, Arcadia blends seamlessly into the urban wall while retaining its own identity.
THE BUILDING
The heart of Arcadia is a lively place where work and relaxation take shape in multiple ways: formal and informal meeting spots for a quick discussion, set against an inviting and energetic ground floor where you can get coffee or lunch. This creates an inspiring environment that encourages users to meet and move around. The heart of the building is the atrium, which connects the entrance on the Reykjavikstraat with the lounge area, the brasserie, the reception, and the studios.

HOSTS & STAFF
At the staffed reception, your guests are welcomed warmly. You can also choose to outsource certain administrative tasks and add extra reception services to maximize your time at the office.
BARISTA
At the Barista, you can enjoy a delicious and healthy breakfast or lunch, along with a freshly ground cup of coffee or another beverage.

SUSTAINABILITY
Arcadia is a highly sustainable building: energy-efficient, circular, and flexible. In addition to high performance in terms of energy and material use, adaptability is crucial. Arcadia accommodates both large and small tenants: the building can be freely laid out thanks to the large, open floor areas and central access via the atrium. The use of a sprinkler system and a smart grid of induction units in the offices, along with climate ceilings in the atrium, ensures adaptability of the building installations. Arcadia is also tech-ready. This allows us to anticipate changing use and meet current and future user requirements. Naturally, Arcadia also meets ESG criteria.
Arcadia will be BREEAM Excellent certified (in accordance with the BRL BREEAM-NL New Construction 2020 issued by the Dutch Green Building Council). We achieve this high BREEAM score partly through a future-proof installation concept that is fully gas-free (all-electric), the use of energy-efficient air-cooled heat pumps, 445 solar panels, triple glazing, and a combination of climate ceilings and induction units. With these measures, Arcadia achieves the highest attainable energy label, A++++.
HIGHLIGHTS:
– A high-quality multi-tenant office building, 10,899 m² GFA with 111 parking spaces, 76 of which for electric vehicles.
– Floors of approximately 2,500 m² GFA, available for rent in units from approximately 505 m² GFA. Maximum occupancy per floor is approximately 176 people, and approximately 726 people in total for the building.

– An ultramodern sustainable building that meets ESG standards. BREEAM Excellent rating, as well as an MPG environmental performance < 0.65 and a BCI of at least 0.5.
– Construction is scheduled to start in Q1 2026, (completion is scheduled for summer 2027).
