GENERAL
The monumental retail and office complex at Ganzenmarkt 2-6 in the historic centre of Utrecht has a total surface area of approximately 3,000 m2. The building, home to a trendy supermarket and various office units, occupies a particularly prominent location in the historic city centre, in the heart of the shopping district on the Oudegracht, opposite the (old) City Hall and next to the Winkel van Sinkel. The complex consists of three connected buildings of varying heights and four storeys. The property was renovated and expanded in 2014.
ACCESSIBILITY
By car:
Ganzenmarkt is easily accessible by car via the Utrecht ring road, and the access roads to the A2 (exit 8), A12 (exit 17) and A27 (Rijnsweerd interchange) motorways are between approximately 10 and 20 minutes’ drive away.
By public transport:
Due to its location right in the city centre, Utrecht Centraal Station can be reached within a few minutes’ walk. This makes accessibility by public transport excellent. Utrecht Centraal Station is the public transport hub where train and bus connections from all directions come together.

• air conditioning and heating units
• smooth plastered walls;
• letterbox;

TERMS AND CONDITIONS
VAT
The starting point is VAT-taxed rental. The above-mentioned amount must therefore be increased by the applicable VAT percentage. If the tenant does not meet the 90% criterion, the letting is by operation of law exempt from VAT. In that case, the agreed net rental price, excluding VAT, will be increased such that the resulting disadvantage to the landlord is compensated.
RENTAL TERM
5 (five) years with a subsequent extension period of 5 (five) years.
Shorter rental terms are negotiable.
RENTAL PAYMENT
The rent and the service cost advance, plus VAT, payable quarterly in advance.
RENT REVIEW
Annually, for the first time 1 (one) year after the commencement date of the lease, based on the change in the monthly price index according to the consumer price index (CPI), series for all households (2015 = 100), published by Statistics Netherlands (CBS).
SERVICE COSTS
€ 40.00 per m² per year, based on an advance and subsequent settlement, for the following supplies and services, plus VAT:
• electricity consumption including fixed charges for the installations and the general areas and within the leased premises;
• water consumption including fixed charges for the installations and the general areas and within the leased premises;
• maintenance and periodic inspection of the mechanical ventilation of the toilets;
• ditto of the hot/cold water supply;
• ditto of air conditioning and heating units;
• ditto of fire extinguishing equipment;
• ditto of electrical installations in general areas;
• cleaning costs of the shared areas and exterior glazing;
• cleaning and periodic cleaning of the gutters, drains and sewerage.
SECURITY
A bank guarantee, ROZ model, or deposit equal to three months’ rent and service costs, plus VAT.
RENTAL AGREEMENT
The rental agreement to be drawn up is in accordance with the agreement established by the Raad voor Onroerende Zaken (ROZ) in February 2015 and as used by the Dutch Association of Real Estate Agents (NVM), together with the accompanying General Provisions.
