The office building is located in the “Park Voorn” office park on the east side of Vleuten/De Meern. This park has a green character and is centrally located. The exterior of the office building has been renovated and now it’s the interior’s turn. TERMS AND CONDITIONS
RENT

€ 600.00 per parking space per year.
The stated amounts are exclusive of VAT.
VAT LEVY
The starting point is VAT-taxed rental. The above amount must therefore be increased by the applicable VAT percentage. If the tenant does not meet the 90% criterion, the rental is by law exempt from VAT. In that case, the agreed net rent, excluding VAT, will be increased by 5% so that the disadvantage incurred by the landlord is compensated.
RENTAL TERM
1 (one) year with a subsequent extension period of indefinite duration. Notice period 3 months.
RENT PAYMENT
The rent and the fixed, non-recoverable service charges, plus VAT, payable monthly in advance.
RENT REVIEW
Annually, for the first time 1 (one) year after the commencement date of the lease, based on the change in the monthly price index according to the consumer price index (CPI), series for all households (2015 = 100), published by Statistics Netherlands (CBS).
SERVICE CHARGES
The all-in rent includes the fixed, non-recoverable service charges of € 62.00 per m2 per year, plus VAT, for the costs of the following supplies and services, plus VAT:
• minor technical maintenance of building-related installations;
• maintenance of the outdoor area;
• cleaning of exterior glazing and façade, any container rental and waste removal;
• usage share of government levies including sewage rights, purification levy, property tax (OZB), polder charges, etc.;
• glass insurance for façade glazing and glazing in common areas;
• maintenance of emergency lighting, lamps and starters in common areas;
• one-time installation of signage and name displays;
• basic internet facility;
• supply of water;
• supply of electricity for communal lighting and facilities and the leased space;
• supply of electricity for leased spaces;
• supply of heat;
• administration costs of 5% on the above-mentioned supplies and services.
The tenant pays the landlord a fixed, non-recoverable amount per month for the above service charges. The fixed costs for the service package are indexed annually, starting 1 (one) year after the commencement date of the lease, based on the change in the monthly price index according to the consumer price index (CPI), series for all households (2015 = 100), published by Statistics Netherlands (CBS).
SECURITY
A deposit equal to three months’ rent and service charges, plus VAT.
LEASE AGREEMENT
The lease agreement to be drawn up is in accordance with the agreement established by the Raad voor Onroerende Zaken (Real Estate Council) in February 2015 and as used by the Nederlandse Vereniging van Makelaars NVM (Dutch Association of Real Estate Agents) with the accompanying General Provisions.
