TERMS AND CONDITIONS
RENT
Office space:
€ 75.00 per m² per year, plus VAT.
VAT
The starting point is VAT-taxed leasing. The above amount must therefore be increased by the applicable VAT percentage. If the tenant does not meet the 90% criterion, the lease will by law be VAT-exempt. In that case, the agreed net rent, excluding VAT, will be increased by 5% to compensate the landlord for the resulting disadvantage.
LEASE TERM
Up to and including 31 August 2025 at the latest.
RENT PAYMENT
The rent and the service cost advance, plus VAT, payable monthly or quarterly in advance.
RENT REVIEW
Annually, for the first time 1 (one) year after the lease commencement date, based on the change in the monthly price index according to the consumer price index (CPI), series for all households (2015 = 100), published by Statistics Netherlands (CBS).
SERVICE COSTS
€ 35.00 per m² per year, plus VAT, payable in advance as an advance payment based on actual-cost settlement, due quarterly in advance, for the costs of the following supplies and services:
• gas and water consumption including standing charges;
• electricity consumption including standing charges of the leased premises;
• electricity consumption including standing charges for the building-related installations and communal areas;
• periodic maintenance of fire extinguishers;
• cleaning of roofing/gutters;
• periodic maintenance of the electrical installation;
• periodic maintenance of emergency lighting;
• periodic maintenance of the landscaping at 2e Daalsedijk;
• periodic maintenance of the central heating installation;
• administration costs of 5% on the supplies and services listed above.
SECURITY
A bank guarantee, ROZ model, or deposit equal to three months’ rent and service costs, plus VAT.
LEASE AGREEMENT
The lease agreement to be drawn up is in accordance with the agreement established by the Dutch Real Estate Council (ROZ) in February 2015 and as used by the Dutch Association of Real Estate Agents (NVM), together with the associated General Provisions.
