GENERAL
Your new office space in a central location and a green setting!

The office building “Aviastaete” is located at Birkstraat 108 on the edge of Soest. This street runs from Soest through to Amersfoort, where many farms, riding schools, shops and businesses are located. This building sits in a green setting behind a petrol station and a restaurant; Avia has its head office here.

The 2nd floor is divided into 8 rooms, which can be rented per room. It is of course also possible to combine several spaces. All spaces are equipped with an air conditioning unit.

On the 3rd floor we offer an office space of approximately 260 m² lettable floor area. This tidy space will be delivered in its current, well-maintained condition.

The office building is located a short distance from the bustling centre of Soest-Zuid. Various shops, restaurants and the railway station are located here, making the office building easily accessible by public transport.

ACCESSIBILITY

By car:
The A28 can be reached within 10 minutes by car.

By public transport:
Opposite the building there is a bus stop with regular departures towards Soest-Zuid, from where trains depart every half hour to Utrecht Centraal station and Baarn.
On the other side there is a bus stop with buses to Amersfoort Centraal, where many buses and trains converge, allowing you to easily travel to various cities in the Netherlands.

The floor areas include a share of the general and communal areas.

PARKING
There are ample parking spaces available around the building, some of which are equipped with a charging point.

DELIVERY LEVEL
The office space will be delivered in its current condition with the following facilities:
• communal entrance;
• air conditioning units (where present);
• current suspended ceiling fitted with recessed lighting fixtures;
• current interior and exterior sun blinds;
• current floor covering;
• wall cable trunking;
• communal passenger lift;
• own sanitary facilities;
• pantry equipped with a refrigerator and dishwasher.

The connection and usage of data and telecommunication facilities are not included in the rental price and must be arranged and paid for by the tenant.

TERMS AND CONDITIONS
RENTAL PRICE
Office space: See availability.

VAT
The starting point is VAT-taxed rental. The above-mentioned amount must therefore be increased by the applicable VAT percentage. If the tenant does not meet the 90% criterion, the rental is by law exempt from VAT. In that case, the agreed net rental price, excluding VAT, will be increased by a percentage to be determined that compensates the landlord for the resulting disadvantage.

RENTAL TERM
2 (two) years with a subsequent extension period of 1 (one) year.
Deviating rental terms are negotiable.

RENTAL PAYMENT
The rent and the advance service costs, plus VAT, per quarter in advance.

RENT REVIEW
Annually, for the first time 1 (one) year after the rental commencement date, based on the change in the monthly price index figure according to the consumer price index (CPI), series for all households (2025 = 100), published by Statistics Netherlands (CBS).

FIXED SERVICE COSTS
An amount to be determined, plus VAT, as an advance based on annual reconciliation, to be paid in advance per quarter, for the costs of the following supplies and services:
• gas and water consumption including fixed charges;
• electricity consumption including fixed charges for the leased premises;
• electricity consumption including fixed charges for the building-related installations and the communal areas;
• maintenance of the outdoor area;
• administration costs of 5% on the above-mentioned supplies and services.

SECURITY
A bank guarantee, ROZ model, or deposit equal to three months’ rent and service costs, plus VAT.

RENTAL AGREEMENT
The rental agreement to be drawn up is in accordance with the agreement established by the Raad voor Onroerende Zaken in February 2025 and as used by the Nederlandse Vereniging van Makelaars (NVM), with the accompanying General Provisions.
