General
Terras aan de Schie is located on the Stationsplein, on the edge of the city centre with all amenities within easy reach. By car
The on- and off-ramps to the A20 motorway are situated approximately 500 metres from the building. The A20 motorway connects to the A4 (Europoort-Botlek) and A13 (The Hague-Amsterdam) motorways. By car, the travel time to Rotterdam centre is approximately 10 minutes.

By public transport
The building is literally next to the Intercity NS Station Schiedam and is therefore excellently accessible from the office. The city and regional bus station is located on the station square. The station also has a metro station and a tram-plus connection. This metro line connects to the Rotterdam metro network and makes the station one of the best metro stations thanks to its direct connection with the entire region. There is, for example, a direct connection to and from Rotterdam Centraal Station, Spijkenisse, Capelle aan den IJssel and Hoek van Holland. By public transport, the travel time to Rotterdam centre is approximately 8 minutes.

Service costs

Rental term
5 years with extension period(s) of 5 years each time. Different rental periods are negotiable.

Payments
Payable monthly in advance.

Security
Bank guarantee or deposit amounting to three months’ rent including service costs and VAT.

Rent review
Annually, for the first time one year after the commencement date of the lease, based on the change in the monthly index figure according to the consumer price index (CPI) series CPI-All Households (2015=100), published by Statistics Netherlands (CBS).

VAT
VAT will be charged on the rental price. If VAT cannot be charged, a surcharge to be determined will apply to the above-mentioned rental prices.

Rental agreement
Rental agreement based on the standard model of the Dutch Council for Real Estate (ROZ) model 2025. With accompanying general provisions, supplemented by the provisions of the landlord.
