By arrangement.

Service charge advance
€ 60.00 per m² per year, plus VAT, as an offsettable advance towards the cost of additional supplies and services. A settlement takes place once a year based on the actual costs incurred for the service charges. Energy costs are not included.

The service charges include, among other things:
– maintenance of E & W (electrical & mechanical) installations;
– telecommunication costs for the lift system, fire alarm system and alarm system;
– unblocking of drains;
– cleaning of shared areas;
– window cleaning and facade cleaning;
– roof cleaning, rainwater drainage and roof inspection, safety system;
– maintenance of the fire alarm system;
– minor day-to-day repairs / maintenance of shared areas;
– taxes and costs for tenants that are charged to the landlord;
– waste removal;
– owners’ association (VVE) contribution;
– cable TV (C.A.I.) subscription;
– insurance premium for exterior glazing;
– 5% administration costs.

The advance for energy costs is still to be determined.

Rent guarantee
To be provided prior to delivery of the space, equal to a payment obligation of at least 3 months’ rent and service charges, including VAT.

Rent review
Annually, for the first time one year after the lease commencement date, based on the change in the monthly index figure according to the consumer price index (CPI) series CPI-All Households (2015=100), published by Statistics Netherlands (CBS).

VAT
VAT will be charged on the rental price. If VAT cannot be charged, a surcharge to be determined will apply to the above rental prices.

Lease agreement
Lease agreement based on the standard model of the Dutch Council for Real Estate (ROZ), February 2015 model, with the accompanying general terms and conditions, supplemented by the landlord’s provisions.
