General
Minervahuis I, II, III and IV are four iconic and adjoining office buildings with shops and hospitality venues at street level. Built between 1937 and 1950 as a building block on Meent, Rodezand, Leeuwenstraat and Westewagenstraat. Minervahuis I was the only office building behind the Coolsingel to survive the bombing, albeit severely damaged, but was restored to its original condition shortly afterwards. Minervahuis II is the first newly built office with shops delivered after the fire resulting from the 1941 bombing. A residential building originally stood there, but the occupying forces cooperated to help businesses that had lost their buildings regain office and retail space.

Minervahuis I currently has 1 individual floor available for lease measuring 400 m². The floor has been renovated and will be delivered move-in ready. Parking is available on the street, and there are many (public) parking garages in the immediate area (Meentgarage, Beurs WTC).
Tram, bus and metro within 2 minutes’ walk. NS Stations Blaak and Centraal within 7 minutes’ walk. Coming by bike is a great option too, as the Municipality recently opened the new secure bicycle parking garage Koopgoot right behind Minervahuis II. Free to use.

Rent review
Annually, for the first time one year after the lease commencement date, based on the change in the monthly index figure according to the consumer price index (CPI) series CPI-All Households (2025=100), published by Statistics Netherlands (CBS).

Security deposit
The tenant will provide a bank guarantee (according to the model drawn up by the Dutch Real Estate Council in cooperation with the Dutch Banking Association) equal to a payment obligation of at least 3 months’ rent, plus service charges and VAT.

VAT
VAT will be charged on the rental price. If VAT cannot be charged, a surcharge to be determined will apply to the above rental prices.
