Rental term
5 years + possible extension of 5 years.

Advance service charges
Once a year, a settlement takes place based on the actual costs incurred for service charges of € 45.– per m² per year, to be increased by VAT, as a recoverable advance on the compensation for additional supplies and services:
-maintenance of all building-related installations;
-heating;
-water consumption;
-window and facade cleaning;
-cleaning of common areas;
-roof maintenance;
-maintenance of green areas;
-waste removal;
-tenant taxes;
-hospitality services;
-administration costs of 5% over the above-mentioned supplies and services.

An advance for electricity consumption is charged separately.

The advantage of renting in Eurogate III is that, as long as space is also leased to Sodexho, no costs are charged for the operation of the company restaurant and coffee bar.

Rent review
Annually, for the first time one year after the rental commencement date, based on the change in the monthly index figure according to the consumer price index (CPI) series CPI-All Households (2015=100), published by Statistics Netherlands (CBS).

Rent guarantee
To be provided prior to delivery of the space, amounting to a payment obligation of at least 3 months including VAT.

VAT
The tenant must be willing to grant a power of attorney to the landlord to submit, on the tenant’s behalf, a request to the VAT Inspectorate for permission to charge VAT on the rental payments.

The assumption is that the tenant will use the leased premises throughout the entire rental period for at least the legally established minimum percentage or more for VAT-taxed activities.
