Service charge advance

·contribution to the upkeep of façade cladding;
·washing of exterior glazing;

As well as all supplies and services which, in the landlord’s reasonable opinion, benefit the use of the building. Settlement takes place on the basis of an annual reconciliation. The tenant must arrange their own contracts for the gas, water and electricity supply.

Rent review
Annually, for the first time one year after the lease commencement date, based on the change in the monthly price index according to the consumer price index (CPI) series CPI-All Households (2015=100), published by Statistics Netherlands (CBS).

Rent guarantee
Prior to delivery of the space, the tenant must provide a rent guarantee equal to a payment obligation of at least 3 months including VAT.

VAT
The tenant must be willing to grant the landlord power of attorney to jointly submit, on the tenant’s behalf, a request to the VAT Inspectorate for permission to charge VAT on the rent.

The starting point is that the tenant will use the leased premises for at least the legally required minimum percentage, or more, for VAT-taxed activities throughout the entire lease period.
