Security
As additional security for the fulfillment of its obligations, the tenant will provide an unconditional and irrevocable bank guarantee from a bank recognized in the Netherlands, equal to at least three months’ rent and service charges, plus VAT.
VAT
In determining the rent, it has been assumed that the tenant will use the leased premises, on a lasting basis, for at least the statutory minimum percentage (or such percentage as may be further determined) for supplies entitling it to deduct VAT, such that a VAT-taxed rental can be opted for. If a non-VAT-taxed rental is agreed, a surcharge will be added to the rent.
