TERMS AND CONDITIONS

RENTAL PRICE
Office space:
See floor area.

Parking spaces:
Sufficient public parking available in the immediate vicinity.

The stated amounts are exclusive of VAT.

VAT
The starting point is VAT-taxed rental. Therefore, the above-mentioned amount must be increased by the applicable VAT percentage. If the tenant does not meet the 90% criterion, the rental will automatically be exempt from VAT. In that case, the agreed net rental price, excluding VAT, will be increased by 5% so that the resulting disadvantage for the landlord is compensated.

RENTAL TERM
1 (one) year, after which the lease can be continued for an indefinite period.

RENTAL PAYMENT
The rent and the fixed service costs, plus VAT, payable monthly in advance.

RENT REVIEW
Annually, for the first time 1 (one) year after the rental commencement date, based on the change in the monthly price index according to the consumer price index (CPI), series for all households (2015 = 100), published by Statistics Netherlands (CBS).

SERVICE COSTS
€ 80.00 per m² per year, plus VAT, for the fixed service costs, payable monthly in advance, for the costs of the following supplies and services:
• cleaning costs for common and shared areas;
• consumption and fixed charges for electricity, gas and water of the rented and common areas;
• individual heat consumption;
• electricity consumption costs and maintenance of climate installation;
• maintenance costs of elevator installation;
• maintenance costs of air handling installation;
• maintenance costs of stairwell ventilator;
• maintenance costs of emergency lighting;
• maintenance costs of extinguishing equipment, fire pump installation;
• maintenance costs of fire alarm/evacuation installation, fire alarm system connection agreement;
• maintenance costs of automatic doors;
• maintenance costs of aluminum façade elements;
• maintenance costs of power distribution equipment;
• maintenance costs of outdoor greenery;
• costs of paper and residual waste processing;
• costs of window cleaning outside & inside in common areas;
• opening and closing round (Monday to Friday 07:00 – 21:00);
• 5% administration costs.
