ACCESSIBILITY
By car:
Fokkerstraat 12 is excellently accessible by car. The De Horst office park is located in the north of Leusden, directly at the exit of the A28 motorway.
By public transport:
Fokkerstraat is well served by public transport thanks to a direct bus connection, bus line 78, to Amersfoort Centraal railway station. The bus stop is a 1-minute walk from the office building.

A total of 95 parking spaces are available in the private car park, of which 21 spaces are allocated to the business units. Free parking on the public road is also possible.

The business units are delivered ready for use in their current condition, including among other things:
• a climate control installation consisting of an air handling unit, complete with ventilation, cooling, heating and humidification via the ceiling;
• a grid suspended ceiling with a module size of 1,800 mm, fitted with LED light fixtures with occupancy detection;
• cable trays for electricity and data, 10 up/10 down;

• shared bean-to-cup coffee machine per floor, coffee beans at the tenant’s expense;
• shared, separate toilet groups per floor;

• cleaning of leased office space, at extra cost, per leased net m²;
• the tenant receives 0.2 meeting coins per net leased m² per month. A standard meeting room costs 1 coin per hour.
These prices may vary by location and by room. Unused coins cannot be carried over to the next month.
If your coins run out, any excess usage will be invoiced at the end of the month. These coins cost €10.00 each, plus VAT; prices and indexation subject to change.

RENTAL PRICE

VAT
The starting point is VAT-taxed rental. The amount stated above must therefore be increased by the applicable VAT rate. If the tenant does not meet the 90% criterion, the letting is automatically VAT-exempt by law. In that case, the agreed net rental price, excluding VAT, will be increased by 8% to compensate the landlord for the resulting disadvantage.
LEASE TERM
12 (twelve) months with a subsequent renewal period of 1 (one) month at a time.
RENT PAYMENT
The rent and fixed service charges, plus VAT, payable monthly in advance.
RENT REVIEW
Annually, for the first time 1 (one) year after the lease commencement date, based on changes in the monthly consumer price index (CPI), series for all households (2015 = 100), published by Statistics Netherlands (CBS).
SERVICE CHARGES
The all-in rental price includes the fixed, non-adjustable service charges, payable monthly in advance, covering the costs of the following supplies and services:
• gas and water consumption including standing charge;
• electricity consumption including standing charge for the leased space;
• electricity consumption including standing charge for building-related installations and shared areas;
• maintenance and periodic inspection of heating and/or air handling installations;
• ditto for fire alarm, building management, fault detection, parking and building access, and emergency power systems;
• cleaning of shared areas, glazing of shared areas, outdoor terrace and garden;
• periodic cleaning of roofs and rainwater drains;
• garden maintenance;
• sanitary facilities, hand towel dispensers, soap and similar items;
• waste removal, container rental and similar items;
• replacement of lamps in shared areas;
• taxes and levies charged to the landlord that are for the tenant’s account;
• operation of the unmanned coffee and lunch facility;
• 5% administration costs on the above supplies and services.
SECURITY DEPOSIT
A bank guarantee, ROZ model, or cash deposit equal to two months’ rent and service charges, plus VAT.
LEASE AGREEMENT
The lease agreement to be drawn up is in line with the agreement established by the Raad voor Onroerende Zaken in February 2015, as used by the Dutch Association of Real Estate Agents (NVM), including the accompanying General Provisions.
