The above amount must therefore be increased by the applicable VAT rate. If the tenant does not meet the 90% criterion, the rental is automatically VAT-exempt by operation of law. In that case, the agreed net rental price, excluding VAT, will be increased by an amount to be determined that compensates the landlord for the resulting disadvantage. RENT PAYMENT The rent and the service charge advance, plus VAT, payable quarterly in advance. SERVICE CHARGES € 75.00 per m² per year, plus VAT, as an advance based on subsequent settlement, payable quarterly in advance, for the costs of the following supplies and services: The supplies and services include, among others: • gas consumption of the leased premises and the common areas, including standing charges; • electricity consumption of the leased premises and the common areas, including standing charges; • water consumption of the leased premises and the common areas, including standing charges; • maintenance and periodic inspection of the heating and air handling installations; • the same for the lift installation; • the same for the hydrophore installation; • the same for the fire alarm installation; • cleaning costs for the common areas, lifts, exterior glazing, glazing of the common areas, terraces, parking basement and grounds; • disposal of household waste, container rental, etc.; • maintenance of the outdoor grounds; • maintenance of the sewerage system; • maintenance of the automatic gate of the parking garage; • maintenance, service and inspection of the roof security system; • surveillance costs (security/night security service); • telecommunication costs for the lift, alarm and fire alarm/fault reporting installation; • administration costs of 5% on the above-mentioned supplies and services. SECURITY DEPOSIT A bank guarantee, ROZ model, or a security deposit equal to three months’ rent and service charges, plus VAT. LEASE AGREEMENT The lease agreement to be drawn up is in accordance with the agreement established by the Dutch Real Estate Council (ROZ) in February 2015 and as used by the Dutch Association of Real Estate Agents (NVM), together with the accompanying General Provisions.
