In the lively Wippolder neighborhood, in a favorable location in Delft, is the Wippolder health center. Approximately 22 m² of lettable office or practice space is available for lease, located on the 1st floor.
Lettable floor area (VVO) is understood to mean:
the gross floor area (measured from glass line to glass line and on the inside of the exterior walls), excluding vertical shafts and technical rooms, but including corridors, toilets and the like.
SELECTION CRITERIA
– The designated use is office or practice space for healthcare purposes, whereby the tenant offers services in primary or secondary care
– Parties carrying out the requested activities in the neighborhood and/or in the surrounding neighborhoods of the health center are preferred.
– Parties that have an existing collaboration with other current tenants in the health center are preferred.
– First-come, first-served.
VAT STATUS
The landlord wishes to opt for VAT-taxed letting.
The tenant must conduct business that is at least 90% subject to VAT. If the tenant does not meet this criterion, the letting will automatically be VAT-exempt.
In that case, the agreed net rent, excluding VAT, will be increased in such a way that the financial disadvantage arising for the landlord is compensated.
SERVICE CHARGES
The service charges are payable in advance, based on annual final settlement.
The service charges amount to from € 119 per month, plus VAT.
DELIVERY
The existing fit-out, including ceiling, lighting, floor covering and blinds, will be transferred to the tenant free of charge. Any maintenance and replacement will be at the tenant’s expense.
LOCATION AND ACCESSIBILITY
Wippolder is the largest neighborhood in Delft by area. Wippolder is located in the southwest of Delft. The residential areas are located on the north side of the neighborhood.
Accessibility of Wippolder by car is very good. The neighborhood is crossed by various area and district access roads. The A13 motorway is nearby. Parking is free until 12 noon, after which the standard rate applies.
There are several cycling routes to the center of Delft. Several city buses run through the neighborhood; one to Emerald and the Ruiven business park, and one through the TU district to the Schieweg business park and Rotterdam. Work is currently underway on developing a tram line through the TU district.
RENT ADJUSTMENT
Annually, based on the change in the monthly price index according to the consumer price index (CPI) series CPI-all households (2015=100), published by Statistics Netherlands (CBS).
