TERMS AND CONDITIONS

RENTAL PRICE
Office space:
See availability.

Parking spaces:
€ 90.00 per parking space per month.

The amounts stated are exclusive of turnover tax.

VAT LEVY
The starting point is VAT-taxed rental. The above amount must therefore be increased by the applicable VAT percentage. If the tenant does not meet the 90% criterion, the rental is automatically exempt from turnover tax. In that case, the agreed net rental price, excluding turnover tax, will be increased so as to compensate the landlord for the resulting disadvantage.

LEASE TERM
From 1 (one) year with a subsequent renewal period of 1 (one) year.

RENT PAYMENT
The rent and fixed service charges, plus turnover tax, payable monthly/quarterly in advance.

RENT REVIEW
Annually, for the first time 1 (one) year after the lease commencement date, based on the change in the monthly price index according to the consumer price index (CPI), series for all households (2015 = 100), published by Statistics Netherlands (CBS).

SERVICE CHARGES
The monthly price includes the fixed service charges and services, plus turnover tax, for the costs of the following supplies and services:

• energy costs relating to the leased premises;
• water consumption;
• window and exterior facade cleaning;
• removal of waste associated with normal office use;
• building security;
• municipal taxes including sewage and purification levies;
• caretaking services;
• real estate tax for the user (if the landlord is assessed for this);
• maintenance in accordance with articles 11.2 and 11.5 of the general provisions;
• parking area incl. landscaping;
• 5% administration costs on the costs of the above items and services.

Service package
• welcoming and directing clients;
• receiving parcels and registered mail;
• directing suppliers;
• mail processing and use of shared mailbox;
• mail pick-up service;
• internet;
• offering telephone, printing and copying facilities.

SECURITY
A bank guarantee, ROZ model, or deposit equal to three months’ rent and service charges, plus turnover tax.

LEASE AGREEMENT
The lease agreement to be drawn up is in accordance with the agreement established by the Raad voor Onroerende Zaken (Dutch Real Estate Council) in February 2015 and as used by the Nederlandse Vereniging van Makelaars (NVM, Dutch Association of Real Estate Agents), with the accompanying General Provisions.
