Location details

A dedicated bus service has been arranged from the business park, providing transport to and from Rotterdam CS and Capelsebrug metro station, among other destinations, with a frequency of 6 times per hour. The Rivium business park also has its own ParkShuttle. The ParkShuttle is a convenient and attractive connection between Kralingse Zoom metro station, Fascinatio/Brainpark III and the Rivium business park. The ParkShuttle is the first unmanned public transport vehicle in the Netherlands.

The office units are delivered in their current condition and are equipped with, among other things:

The campus has a modern company restaurant for tenants in building M at Rivium Quadrant 2. This can be used for a fee of € 5 per m² per year (refreshments paid by card).

Service charges
A fixed amount of € 65 per m² per year applies to the business units for the package of supplies and services. Energy consumption is included in this.

Reception services
The fee for reception services is € 13.50 per m² per year.

Lease term.
Available from 1 year.

Notice period.
3 months before the lease expiry, by registered letter or bailiff’s writ.

Payments
Rent, service charges and VAT payable monthly in advance.

Rent review
Annually, for the first time one year after the lease commencement date, based on the change in the monthly price index according to the consumer price index (CPI) series CPI-All Households (2006=100), published by Statistics Netherlands (CBS).

Rent guarantee
To be provided prior to delivery of the space, equal to a payment obligation of at least 3 months including VAT.

VAT
The tenant must be willing to grant the landlord power of attorney to jointly submit, on the tenant’s behalf, a request to the VAT Inspectorate for permission to charge VAT on the rent.
The starting point is that the tenant will use the leased premises for at least the legally required minimum percentage, or more, for VAT-taxed activities throughout the entire lease period.
