TERMS AND CONDITIONS
RENTAL PRICE
€ 2,150.00 per month including office space, storage space and 6 (six) parking spaces.
The stated amounts are exclusive of VAT.
VAT
The starting point is VAT-taxed rental. Therefore, the above-mentioned amount must be increased by the applicable VAT percentage. If the tenant does not meet the 90% criterion, the rental will automatically be exempt from VAT. In that case, the agreed net rental price, excluding VAT, will be increased by 8% so that the resulting disadvantage for the landlord is compensated.
RENTAL TERM
3 (three) years with a subsequent extension period of 3 (three) years.
Shorter rental terms are negotiable.
RENTAL PAYMENT
The rent and the service costs advance, plus VAT, payable monthly in advance.
RENT REVIEW
Annually, for the first time 1 (one) year after the rental commencement date, based on the change in the monthly price index according to the consumer price index (CPI), series for all households (2015 = 100), published by Statistics Netherlands (CBS).
SERVICE COSTS
€ 150.00 per month, plus VAT, as an advance based on subsequent settlement, payable quarterly in advance, for the costs of the following supplies and services:
• electricity consumption including fixed charges for the building-related installations and communal areas;
• costs of cleaning common areas;
• costs of waste and refuse removal in a shared container;
• costs of energy and water for facilities in common areas;
• costs of inspections of installations including elevator and fire safety provisions;
• costs of management and administration of the owners’ association, 50% for tenants;
• the proceeds of the charging point;
• administration costs of 5% on the above-mentioned supplies and services.
SECURITY
A bank guarantee, ROZ model, or deposit equal to three months’ rent and service costs, plus VAT.
