GENERAL
This concerns a representative office building with a diverse range of large areas and office rooms.

Approximately 642.04 m2 lettable floor area will become available for rent in an independent office wing. It is also possible to rent an additional 137.5 m2 lettable floor area on the same floor in the other wing of the building.

The office building is located in a residential environment in the immediate vicinity of the center and Bilthoven NS train station, with numerous additional parking facilities.

ACCESSIBILITY
Private transport:
Via the through roads N234 and N237 there is good access to the A28 motorway (Utrecht-Amersfoort) and A27 (Utrecht-Hilversum).

Public transport:
Bilthoven NS station is located approximately 800 meters from the office building. The ‘Jan Provostlaan’ bus stop is also situated next to the building.

The stated area includes a share of the common areas of the office building.

PARKING
The building has more than enough parking spaces on its own premises. There is also an additional parking lot across from the building. There are also sufficient public parking spaces in the neighborhood.

DELIVERY LEVEL
The office space will be delivered in its current condition with the following facilities:
• central entrance;
• suspended ceilings including LED lighting fixtures;
• current partition walls;
• current floor covering;
• current air conditioning units;
• openable windows;
• independent toilet groups;
• shared passenger lift;
• pantries.

The connection and consumption of data and telecommunications facilities are not included in the rental price and must be arranged and paid for by the tenant.

The office building has Energy Label C.

TERMS AND CONDITIONS

RENTAL PRICE
Office space:
€ 140.00 per m2 per year, plus VAT.

VAT
The starting point is a VAT-taxed rental price. If a tenant does not meet the criteria set for taxed rental, the rental price will be increased so that the financial disadvantage arising for the landlord is fully compensated.

LEASE TERM
5 (five) years with a subsequent renewal period of 5 (five) years.

RENT PAYMENT
The rent and the service charge advance, plus VAT, payable quarterly in advance.

RENT REVIEW
Annually, for the first time 1 (one) year after the lease commencement date, based on the change in the monthly price index figure according to the consumer price index (CPI), series for all households (2015 = 100), published by Statistics Netherlands (CBS).

SERVICE CHARGES
€ 50.00 per m² per year, plus VAT, as an advance based on subsequent settlement, payable quarterly in advance, for the costs of the following supplies and services:
• gas or oil consumption including standing charge;
• electricity consumption including standing charge for the installations and (emergency) lighting of the common areas, including site lighting and facade lighting and signage lighting;
• water consumption including standing charge;
• maintenance and periodic (annual) inspection of heating and/or air handling installation(s);
• likewise for alarm installation;
• likewise for fire extinguishers and hose reels;
• cleaning of exterior glazing, window frames and exterior shutters, sun shading and awnings;
• cleaning costs of common areas, terraces, sewerage and site;
• garden maintenance and keeping the site free of leaves, including replacement planting and pruning of trees and hedges;
• maintenance of paving;
• maintenance of elevator;
• cleaning of the roof and gutters;
• administration costs of 5% on the above-mentioned supplies and services.

The above list is not exhaustive. The landlord reserves the right to expand or reduce the aforementioned supplies, services and special facilities and to adjust the Tenant’s share of the costs accordingly.

SECURITY
A bank guarantee or deposit equal to three months’ rent and service charges, plus VAT. This bank guarantee must be provided prior to the key handover and must be issued by a bank institution recognized and established in the Netherlands, in accordance with the standard ROZ model 2018.
No interest is paid on a deposit.

LEASE AGREEMENT
The lease agreement to be drawn up is in accordance with the agreement established by the Raad voor Onroerende Zaken in February 2015 and as used by the Nederlandse Vereniging van Makelaars NVM with the accompanying General Provisions.
