TERMS AND CONDITIONS

VAT
The starting point is a VAT-taxed lease. Therefore, the above-mentioned amount must be increased by the applicable VAT percentage. If the tenant does not meet the 90% criterion, the lease will automatically be VAT-exempt by operation of law. In that case, the agreed net rent, excluding VAT, will be increased in such a way that the disadvantage incurred by the landlord is compensated.

LEASE TERM
Flexible lease terms starting from 1 (one) year are negotiable.

RENT PAYMENT
The rent, including fixed service charges and increased with VAT, is payable quarterly/monthly in advance.

RENT REVIEW
Annually, for the first time 1 (one) year after the lease commencement date, based on the change in the monthly price index figure according to the consumer price index (CPI), series for all households (2015 = 100), published by Statistics Netherlands (CBS).

SERVICE CHARGES
The stated rents include the fixed service charges, covering the costs of the following supplies and services:

• heating, electricity and water consumption including standing charges for the common as well as own areas;
• maintenance and periodic inspection of the central heating system;
• maintenance and periodic inspection of lighting in common areas and emergency lighting;
• maintenance and periodic inspection of fire alarm equipment and hose reels;
• window cleaning of common areas;
• periodic cleaning and unblocking of gutters and rainwater drains;
• cleaning of the toilet facilities;
• cleaning of the common areas;
• administration costs of 5% on the above-mentioned supplies and services.

The above list is not exhaustive. The landlord reserves the right to expand or reduce the aforementioned supplies, services and special facilities, and to adjust the tenant’s share of the costs accordingly.

SECURITY
A bank guarantee, ROZ model, or a security deposit equal to three months’ rent and service charges, to be increased with VAT.

LEASE AGREEMENT
The lease agreement to be drawn up will be in accordance with the agreement established by the Real Estate Council in February 2015 and as used by the Dutch Association of Real Estate Agents (NVM), together with the accompanying General Provisions.
