* LA VALLÉE BRASSERIE
Our brasserie serves lunch daily for a small fee of € 4.77 per person per day. Our chefs prepare fantastic and healthy lunches based on fresh daily produce. You can also get fresh juices, a delicious breakfast or healthy snacks here throughout the day at cost price. A drink with bitterballen or a five-course dinner is also possible by the way. Coffee and tea cost € 2.50 per person per day (2024 prices).
* BOARDROOMS
Specifically for users of boxes and workspaces, there are four fully equipped high-end boardrooms with all A/V facilities for up to 12 people.
* COMMUNITY AREAS

AVAILABLE FOR RENT
Currently available:
– ground floor: box 0.1, approximately 200 m² VVO in size.
This concerns a sublease situation.
The stated floor areas include a 35% surcharge for allocation of general and communal areas. The 35% allocation is for the use of the general areas, including the brasserie, lounge, flex workstations and high-end meeting rooms in the office building.
PARKING
Parking spaces in the semi-basement parking garage on-site, based on a parking ratio of 1:50.
DELIVERY LEVEL
The office building will be delivered with the following facilities:
• spacious entrance with a representative hall featuring a video wall;
• a brasserie with terrace, including a kitchen with service by a caterer (chosen and contracted by the joint tenants);
• very bright atriums housing the main staircase and elevator;
• sanitary facilities for men and women per floor
• accessible toilet and shower on the 1st and 3rd floors;
• a caterer-managed pantry with a fully automatic bean-to-cup coffee machine per floor;
• 4 (four) spacious high-end meeting rooms equipped with complete audiovisual installations (screens and PC), operable and reservable via an AMX booking system;
• surface-mounted lighting fixtures (approximately 250 lux);
• storage cupboard per floor;
• overtime timer;
• smooth-finished anhydrite floors, fitted with current flooring;
• heat pump system for cooling, heating and ventilation (free-hanging Solid-Air type OKNI induction units);
• cable ducts for electrical wiring, data and telephone (wireless network possible);
• ultra-fast internet via a UNET CityLAN 100 Mb/s fiber-optic connection with Wi-Fi internet access for the public areas;
• the so-called public areas are fully furnished;
• the boxes will be delivered shell and core (no partition walls or cabling) but with flooring;
• all rooms are fitted with a wireless (2.4 and 5 GHz) data and voice network that is an extension of the respective tenants’ networks. Existing IT equipment can be connected to the wired or wireless network, as needed.
ENERGY LABEL
Creative Valley Papendorp has Energy Label A. The building is also ‘Paris Proof’.
LEASE TERM
By arrangement, 5 years with a subsequent renewal period of 5 (five) years.
SERVICE CHARGE ADVANCE
€ 60.00 per m² per year, plus VAT, as an advance based on final settlement, payable quarterly in advance, for the costs of supplies and services.
HOSPITALITY SERVICES COSTS
€ 35.23 per m² per year plus VAT, as a contribution for, among other things:
• welcoming guests;
• catering;
• the brasserie;
• restocking the pantries;
• general support services.
