ACCESSIBILITY
By car:
The office space is excellently accessible from the A2 motorway (approximately 5 minutes’ drive) and the northern ring road around Utrecht (Zuilense Ring). This road also provides good access to the A27 and A28 motorways.
Thanks to exit 7 of the A2 motorway, Lage Weide is easily accessible.

By public transport:
Several stops providing bus connections to both Utrecht Centraal Station and Maarssen NS-station are within a short walking distance. The nearest stop is Computerweg, approximately 3 minutes’ walk away.

TERMS AND CONDITIONS

RENTAL PRICE
Office space:
€ 99.00 per m² per year, including parking.

The above-mentioned amount is to be increased by VAT.

VAT
The starting point is a VAT-taxed rental price. If a tenant does not meet the criteria set for taxed letting, the rental price will be increased in such a way that the financial disadvantage arising for the landlord is fully compensated.

RENTAL TERM
5 (five) years with a subsequent extension period of 5 (five) years.

RENTAL PAYMENT
The rent and the service costs advance, increased by VAT, payable quarterly in advance.

RENT REVIEW
Annually, for the first time 1 (one) year after the commencement date of the lease, based on the change in the monthly price index figure according to the consumer price index (CPI), series for all households (2006 = 100), published by Statistics Netherlands (CBS).

SERVICE COSTS
€ 70.00 per m² per year, based on advance payment and subsequent reconciliation, for the costs of supplies and services, to be increased by VAT:

SECURITY
A bank guarantee or deposit equal to three months’ rent and service costs, increased by VAT. This bank guarantee must be provided prior to the handover of the keys and must be issued by a bank institution recognised and established in the Netherlands, in accordance with the standard ROZ model 2018.
No interest is paid on a deposit.

RENTAL AGREEMENT
The rental agreement to be drawn up is in accordance with the agreement established by the Raad voor Onroerende Zaken in February 2015 and as used by the Dutch Association of Real Estate Agents (NVM), with the accompanying General Provisions.
