TERMS AND CONDITIONS

RENT
€ 89.00 per m² per year, plus VAT.

SERVICE COST ADVANCE
An amount per m² per year to be determined, plus VAT, as an advance based on subsequent settlement, payable in advance per month, for the costs of the following supplies and services:
· water consumption including standing charge, based on the number of m² leased;
· electricity consumption including standing charge of the leased premises via a sub-meter;
· electricity consumption including standing charge for building-related installations and the common areas;
· Contribution to general maintenance and cleaning/management costs of €15.00 per m² per year based on subsequent settlement.

VAT LEVY
The starting point is VAT-taxed rental. The above-mentioned amount must therefore be increased with the applicable VAT rate. If the tenant does not meet the 90% criterion, the rental will automatically be VAT-exempt by law. In that case, the agreed net rent, excluding VAT, will be increased by a percentage to be determined so that the disadvantage incurred by the landlord is compensated.

RENTAL TERM
5 (five) years with a subsequent extension period.

Shorter rental terms from 1 year are negotiable.

RENT PAYMENT
The rent and the service cost advance, plus VAT, per quarter in advance.

RENT REVIEW
Annually, for the first time 1 (one) year after the commencement date of the lease, based on the change in the monthly price index according to the Consumer Price Index (CPI), series for all households (2015 = 100), published by Statistics Netherlands (CBS).

SECURITY
A deposit equal to three months’ rent and service costs, plus VAT.

LEASE AGREEMENT
The lease agreement to be drawn up is in accordance with the agreement established by the Council for Real Estate in February 2015 and as used by the Dutch Association of Real Estate Agents (NVM), together with the accompanying General Provisions.
