GENERAL
‘Fort Honswijk’, located at Lekdijk 58 in Tull en ‘t Waal, is the monumental heart of the most complete water defense line landscape in the Netherlands, the so-called Stelling van Honswijk, just south of Utrecht. It is also the oldest and largest tower fort of the grand national monument of the Netherlands, the New Dutch Waterline, nominated for UNESCO World Heritage status.

This defense system protected the Netherlands by flooding areas. The fort is located on the river Lek and was built to defend the land. Today, Fort Honswijk is a place where you can discover a piece of history, enjoy nature, and set up an office.

Fort Honswijk has multiple buildings; office spaces are currently available in the Contrescarp. The available office spaces range in size from 40 m2 to 160 m2 and provide access to shared facilities. There are also separate meeting rooms, a shared lunch area adjoining a cooking studio including dishwasher, refrigerator and coffee machine, available to all tenants.

ACCESSIBILITY
By car
The A27 is 5 kilometers from Fort Honswijk, accessible via the dike.

Public transport
From Utrecht CS, Lekdijk 58 in Tull en ‘t Waal is reachable by bus and train within 25 minutes. There is a bus stop at the Fort that takes you to Houten Castellum NS station within 9 minutes, after which Utrecht Centraal can be reached by train within 13 minutes.

FLOOR AREA
A total of approximately 70 m2 usable floor area is available for rent, divided as follows:

PARKING
Approximately 200 parking spaces are available on the property’s own parking area. In addition, it is (currently) possible to park on the fort grounds.

DELIVERY CONDITION
The office/commercial space will be delivered in its current condition with the following facilities:
• internet connection available;
• underfloor heating;
• floor covering;
• data and electrical cabling;
• shared entrance with seating;
• shared pantry with refrigerator, dishwasher and commercial dishwasher;
• shared outdoor space;
• shared meeting rooms;
• openable windows.

TERMS AND CONDITIONS

RENTAL PRICE
Office/commercial space ground floor:
€ 150,00 per m² per year.

Office/commercial space 1st floor:
€ 175,00 per m² per year.

Optional:
Cleaning costs:
€ 1,44 per m2 per week.

The stated amounts are subject to VAT.

VAT
The starting point is a VAT-taxed lease. The above-mentioned amount must therefore be increased by the applicable VAT percentage. If the tenant does not meet the 90% criterion, the lease is automatically VAT-exempt by law. In that case, the agreed net rental price, excluding VAT, will be increased to a percentage to be determined so that the resulting financial disadvantage to the landlord is compensated.

LEASE TERM
3 (three) years with a subsequent extension period of 3 (three) years. A shorter lease period is possible by agreement.

RENT PAYMENT
The rent and the service charge advance, plus VAT, payable monthly in advance.

RENT REVIEW
Annually, for the first time 1 (one) year after the lease commencement date, based on the change in the monthly price index figure according to the Consumer Price Index (CPI), series for all households (2015 = 100), published by Statistics Netherlands (CBS).

SERVICE CHARGES
€ 36,00 per m² per year, plus VAT, being fixed, non-adjustable service charges, payable monthly in advance, for the costs of the following supplies and services:
• electricity, water and underfloor heating;
• business internet service;
• waste processing;
• cleaning of sanitary and common areas;
• maintenance costs.

SECURITY
A bank guarantee, ROZ model, or a security deposit equal to two months’ rent and service charges, plus VAT.

LEASE AGREEMENT
The lease agreement to be drawn up will be in accordance with the agreement established by the Real Estate Council (Raad voor Onroerende Zaken) in February 2015, as used by the Dutch Association of Real Estate Agents (NVM), together with the accompanying General Provisions.
