A unique upcycled location in the heart of Rotterdam. An existing building with a new beating heart. A place where various functions strengthen each other hand in hand, giving Weena color and character. Exactly as we are used to in Rotterdam. Existing floors are given a new purpose and offer a unique blend of working, meeting, social entrepreneurship, and culture. The special skybar on the 16th floor is the cherry on top.
WeenaCentral was built in the 1980s for Stad Rotterdam Verzekeringen and was used for many years as the head office for various corporates. It is now awaiting a new destination. Until then, the high-quality building is being transformed into a location for various purposes, including working, social entrepreneurship, meeting, culture, and events. The interior and current materials are being reused or refurbished as much as possible, and the existing layout is being changed as little as possible. In doing so, we gratefully make use of the possibilities that upcycling offers and embrace the sustainable, circular philosophy that is becoming increasingly widespread. This means the building retains its current look but gets a new lease of life through broad programming, giving it a second life.
Location
W70 is strategically located in the center of the city. Rotterdam Centraal Station can be reached on foot, and within 15 minutes you are at Rotterdam The Hague Airport, and within 30 minutes at Schiphol. Around W70 there is a wide range of retail and hospitality options.

W70 offers various options for different types of office space and workspaces.
• flexible contracts; from monthly to multi-year;
• units from approx. 30m² to entire floors of approx. 1400 m²;
• furnished, shell, or your own custom-made office;
• including use of the club, the coffee bar, and (at a reduced rate) meeting rooms, Etage16, and events.
The offices are located on the 4th through 13th floors and offer a panoramic view over the city center, the harbor, and Rotterdam airport.
Rental term
Until 31-12-2025 at the latest.

Rent payment
Monthly in advance.
Rent review
Annually, for the first time one year after the rental commencement date, based on the change in the monthly index figure according to the consumer price index (CPI) series CPI-All Households (2015=100), published by Statistics Netherlands (CBS).
Lease agreement
Standard ROZ lease agreement, 2015 model.
Rental guarantee
To be provided prior to delivery of the space, equal to a payment obligation of at least 3 months including VAT.
Turnover tax
The tenant must be willing to grant a power of attorney to the landlord to submit a request, also on behalf of the tenant, to the VAT Inspectorate for permission to charge VAT on the rent. The premise is that the tenant uses the leased property for at least the legally established minimum percentage or more for VAT-taxed activities throughout the entire rental period.
