Parking spaces can be offered on the premises for the leased property in accordance with a 1:50 parking ratio.

Location details
The Stadionweg is the through road from the A15/A16 highway to the Kop van Zuid and Rotterdam city center. This makes the business building ideally accessible both by car and by public transport. A tram stop is located near the building. De Veranda is a modern area development with hospitality, retail, a cinema, apartments, and a parking garage. Rental price
Office space : € 110,– per m² per year excluding VAT.

5 years.

Service charge advance
There are fixed service charges of € 15,– per m² for maintenance of the building, the central heating installation and BMC, insurance, and window cleaning. The tenant is responsible for the maintenance and cleaning of the leased premises and the installations present therein. For gas and electricity, the tenant pays an advance amount of € 70,– per m² per year excluding VAT. A sub-meter for electricity is present.

Energy label
The building has an energy label B.

Rental guarantee
Prior to delivery of the space, the tenant must provide a bank guarantee or deposit equal to a payment obligation of at least 3 months including VAT.

Rent review
Annually, for the first time one year after the rental commencement date, based on the change in the monthly index figure according to the consumer price index (CPI) series CPI-All Households (2025=100), published by Statistics Netherlands (CBS).

VAT
VAT will be charged on the rental price. If VAT cannot be charged, a surcharge to be determined will apply to the above-mentioned rental prices.

Lease agreement
Lease agreement based on the standard model of the Raad voor Onroerende Zaken (ROZ), 2025 model, with accompanying general terms and conditions, supplemented by the landlord’s provisions.
