At HNKR, we offer office space in a characterful building in a superb location right in the heart of Rotterdam. The building has a wonderful atmosphere for anyone who wants to work in a relaxed yet stylish environment. HNKR offers tasteful offices and flexible workspaces in an inspiring setting. But at HNKR, you can expect more: we provide a wide range of services to take work off your hands, so you as a customer can focus on your own “core business”.

At HNKR, you rent exactly the number of square metres you need, in a great location, at a very good price. You simply indicate how many square metres you need and for what term. We rent out office space from 1 day to 5 years, ranging from 30 m² to 14,000 m².

Everything is in place: cabling, power outlets and partition walls, air handling and beautifully finished floors. Wireless internet is available throughout the building. Every floor has toilets, a communal area and a pantry with a fridge and dishwasher.

There is no need to rent extra square metres for meeting rooms, as we offer a fully furnished communal area on the ground floor with catering facilities and flexible workspaces. This is the social heart of HNKR, where you can informally welcome clients or hire a meeting room for presentations or other gatherings. Our meeting rooms are all tastefully furnished and equipped with audiovisual equipment. Use is on a “pay per use” basis, helping you avoid high investment costs when fitting out your own spaces.

Location
HNK Rotterdam is located at “Het Vasteland” at the foot of the Erasmus Bridge, between the Kop van Zuid and the centre of Rotterdam. It borders the lively and popular Scheepvaartkwartier. The surrounding area offers a wide range of museums, cosy restaurants and bars within walking distance, and the water taxi around the corner lets you discover Rotterdam in a contemporary way. The ground floor of the complex houses various shops, including Albert Heijn and the well-known fishmonger Schmidt Zeevis.

Accessibility
By car
Via the Maasboulevard-Boompjes route, the Rotterdam ring road (A16) can be reached within a few minutes. The A13 and A20 motorways are also easily accessible via the arterial roads and Rotterdam’s ring road. Rotterdam The Hague Airport is approximately 10 minutes away.

By public transport
Thanks to its location near Leuvehaven metro station and several tram and bus stops right outside the building, excellent public transport connections are guaranteed. Centraal Station can be reached within a few minutes.

Layout
Ground floor:
The ground floor houses the social heart of the building, with over 700 m² of catering facilities, flexible workspaces, free Wi-Fi, meeting rooms and a staffed reception. The flexible workspaces are freely accessible. Business users looking for a more extensive range of services can become an HNKR Member. This membership offers many benefits.

Mezzanine:
The mezzanine houses HNKR meeting rooms, all equipped with audiovisual equipment and accommodating up to 20 people. For external parties, the meeting rooms can be rented per day (or part of a day); for tenants and members, the rooms can be rented per person, per hour.

First floor:
Our HNKR managed offices are located on the first floor, spread across 24 individual units with a total of 75 workstations. These offices are all furnished and include storage space and high-speed fibre-optic internet. The offices can be rented on a highly flexible basis, from 1 day to 1 year, and are accessible 24/7.

Other floors:
We offer HNKR offices on the remaining floors. The office space can be rented from 30 m², with a minimum term of 1 year. Larger floor areas or longer terms are of course also possible. The price per m² will be determined based on the floor area and duration of the contract period; the lease agreement will be based on the ROZ 2003 model. The spaces will feature a very high delivery standard, with the option of internet via a high-speed fibre-optic connection.

You are free to fit out the office space entirely to your own taste and give it your company’s identity. HNKR can, of course, also take care of the complete fit-out of your office.

Rental price
Office space
The price of the business units located on the first and second floors depends on the desired facilities and the duration of the agreement. You are welcome to schedule a no-obligation introductory meeting at HNK. The units can also be offered fully furnished.

The 3rd floor is also let on a bespoke basis. To safeguard the quality and appearance of HNK, the landlord and tenant will agree together on a tailored layout.

Parking
€1,750 per parking space per year, excluding VAT.

Parking spaces are rented out subject to availability.

Parking
It is possible to rent parking spaces in the car park belonging to the building. There are public parking spaces at the front and back of the building. In addition, the Erasmusbrug car park is within walking distance, where subscriptions are available.

Lease term
From 1 year.

Delivery
First and second floors immediately. 3rd floor by arrangement.

Service charge advance
HNK operates an all-in system with fixed service and energy costs of €45 per m², excluding VAT. This also includes reception services.

Rent review
Annually, for the first time one year after the commencement date of the lease, based on the change in the monthly index figure according to the Consumer Price Index (CPI) series CPI-All Households (2006=100), published by Statistics Netherlands (CBS).

Rent guarantee
To be provided prior to delivery of the space, equal to a payment obligation of at least 3 months, including VAT.

VAT
The tenant must be willing to grant the landlord a power of attorney to submit, on the tenant’s behalf as well, a request to the Tax and Customs Administration (VAT division) for permission to charge VAT on the rent.

The starting point is that the tenant will use the leased property throughout the entire lease period for at least the statutory minimum percentage, or more, for VAT-taxed activities.
