Welcome to NEWDAY OFFICES ROTTERDAM.
Located in the immediate vicinity of the Alexandrium shopping center and Rotterdam Alexander train, bus and metro station, the modern office building “Newday Offices” is situated at Marten Meesweg 8-10. Newday Offices is located next to the A20 motorway and situated near Rotterdam Alexander NS railway station. At Newday Offices, both traditional office floors and flex workspaces can be rented. The biggest advantage of Newday Offices is the shared ground floor with friendly hospitality staff, a coffee bar, various meeting options, a company restaurant and flex-work options.

Good news
The entire ground floor, as well as the entrance, was renovated and modernized in 2025. Not because the landlord thinks the current office lacks character or doesn’t fit the Newday image, but because they want to create a work environment in Rotterdam where tenants can be comfortably housed for at least the next 10-15 years. Among other things, more meeting options have been created and the kitchen for lunch preparation has been expanded. In addition, the entire ground floor has been fitted with new furniture.

Many renowned companies are established in the area, including the National Police, Eneco, ABB, Stichting Laurens and the Land Registry (Kadaster). The Alexandrium area is characterized by the presence of various retail businesses, making it an extremely lively environment with many thousands of visitors daily. The office building is located along the A20 motorway near the Rotterdam/Prins Alexander and Capelle aan den IJssel exit. Via the Hoofdweg and the Boezemweg, the Watermanweg also offers a very fast connection to the center of Rotterdam. Newday Offices is located on the Marten Meesweg directly opposite Rotterdam-Alexander NS railway station, with excellent train connections to Rotterdam Central Station, Utrecht, The Hague and Amsterdam. Next to the NS station is the metro and bus station of the same name. Within 5 minutes of stepping off the train, you can be at your desk. How convenient is that!

Newday Offices has ample parking facilities on its own grounds in front of the building and in the underground parking garage. 8 spaces can be offered with the available unit.

Facilities
The office space is delivered in a basic shell-plus condition, equipped with, among other things:
– high-quality air handling installation (cooling, heating and ventilation);
– (acoustic) suspended ceiling or an industrial finish with visible installations;
– basic lighting installation based on LED lighting fixtures (500 LUX);
– structural walls and columns plastered and finished in a neutral color;
– leveled floor ready for laying floor finishing;
– wall and/or floor cable trunking with electrical outlets every 1.80 meters and empty conduits for data cabling;
– separate ladies’ and gents’ toilets on each floor.

In addition, it is possible to take over the current fit-out package free of charge.

Rent
Office space: € 190.– per m² per year, plus VAT and service charges.
Parking spaces: € 1,200.– per space per year, plus VAT.

Service charge advance
An energy and service charge advance of € 55.00 per m² per year, plus VAT, as well as a fixed fee of € 27.50, plus VAT, for hospitality costs.

Hospitality costs include, among other things: receptionist/barista, complimentary meeting use with coffee/tea, club management, use of the restaurant, free internet, and flex-working at the other Newday locations.

Rental period
5 years, after which it is automatically extended for a subsequent period of 5 years.

Rent review
Annually, for the first time one year after the commencement date of the lease, based on the change in the monthly index according to the consumer price index (CPI) series CPI-All Households (2015=100), published by Statistics Netherlands (CBS).

Rent guarantee
To be provided prior to delivery of the space, equal to a payment obligation of at least 3 months including VAT.

VAT
The tenant must be willing to grant a power of attorney to the landlord to submit, also on the tenant’s behalf, a request to the VAT Inspectorate for permission to charge VAT on the rent.
The starting point is that the tenant will use the rented space throughout the entire rental period for at least the statutory minimum percentage or more for supplies subject to VAT.
