General
Medimall is a collective building for healthcare providers, offering a range of medical facilities, located directly next to the Maasstad Hospital in Rotterdam. The hospital and the building are connected via the Zorgboulevard (Healthcare Boulevard). The unique aspect of this concept is that healthcare is combined with the look and feel of a shopping promenade, while the focus remains on health. The ‘one-stop shopping’ concept is central to the building.

The plinth of the building houses shops and hospital-related functions, such as a rehabilitation centre that works together with a commercial gym. Above this plinth are five so-called ‘slabs’ housing a day-care centre as well as a home care organisation, a dental practice, and prenatal and maternity care.

Alongside all the healthcare-related parties, there are also supporting retail and hospitality facilities.

Medimall is located in the IJsselmonde district of Rotterdam and forms part of the healthcare boulevard bordering the Maasstad Hospital.

Accessibility
By car
The building is easily accessible by car. Via the A15/A16/A38/E19 you can quickly reach the nearby parking garage. Via Westblaak / Maastunnel / Zuidplein you reach Rotterdam’s southern ring road. Via Schiedamsedijk / Boompjes / Maasboulevard you quickly reach the A16 towards Breda-Antwerp and Gouda-Utrecht.

By public transport
Excellently accessible by bus, tram and train alike. NS Lombardijen railway station is a 5-minute walk away, putting you at Rotterdam Centraal within 10 minutes. A tram and bus stop with various connections are right outside the door.

A total of approximately 3,193 m² lettable floor area is available for rent, divided as follows:

1st floor approx. 80 m² office space;
1st floor (unit 01.07) approx. 335.5 m² office space;
3rd floor (unit 03.06) approx. 450.7 m² office space;
6th floor (unit 06.01) approx. 1,226 m² community/healthcare property or office space *.
7th floor (unit 07.01) approx. 826.6 m² office space;
7th floor (unit 07.02) approx. 353.8 m² office space;

The above floor areas have been determined in accordance with the NEN 2580 measurement certificate for lettable areas.
* The 6th floor is let fully fitted out for healthcare use, with rooms including bathrooms.

Parking
Parking subscriptions can be arranged at the public Q-park garage.

Delivery Level
The commercial space will be delivered as a renovated shell.
The office space will be fitted with, among other things:
– suspended ceiling with screen-friendly light fixtures;
– heating via district heating;
– ventilation/air handling installation;
– smooth-finished screed floors, ready for carpeting;
– sanitary facilities per unit;
– pantry connection per unit;
– fire-fighting installation;
– fire detection and evacuation system;
– external sun blinds.

Rental Price
On request. The spaces are generally offered from € 120.00 per m² per year.

Service Costs
€ 65.00 per m² lettable floor area per year, plus VAT. A standard package of supplies and services is provided by the owner for the entire building and complex.

Payment
Quarterly in advance.

Indexation
Annually, based on the Consumer Price Index (CPI) series All Households (2025=100), for the first time 1 year after the rental commencement date.

Rental Term
Ranging from 5 to 10 years.

By arrangement, possible on short notice.

Energy Label
The buildings at Maasstadweg have Energy Label A.

Rental Agreement
Standard ROZ rental agreement, landlord’s model.

Bank Guarantee
A bank guarantee equal to 3 months’ rent plus service costs and VAT must be provided and issued by a recognised Dutch banking institution.
