Description
Building ‘Las Palmas’ was built in 1953 to a design by the Rotterdam-based architectural firm Broekbakema and can be regarded as a Rotterdam landmark. It was in use until the 1970s, after which it fell into disrepair. The building was completely renovated and expanded around 2007/2008 into a multifunctional building housing both commercial and cultural organizations. Benthem Crouwel Architects was responsible for both this renovation and the penthouses that were added on the roof, managing to preserve the robust and industrial character of the building. The building, approximately 19,500 m² lettable floor area in size, is now a gathering place for national and international companies. Restaurant Mood is also located within the building.

Location
The Kop van Zuid is characterized by a lot of high-rise buildings, dynamism and diversity. There is a mix of offices, hospitality and hotels in the immediate vicinity, such as the restaurants Gauchos and Loetje and Hotel New York. The location offers even more dynamism because the Cruise Terminal is located directly next to the building, where the most luxurious cruise ships dock.

In addition to the new buildings, there are various old monumental buildings in the area. As a result, the area has become a trendy location where various national and international companies are housed.

Accessibility
Las Palmas is located less than 10 minutes’ travel time from Rotterdam Centraal Station and has direct access to Rotterdam’s motorways formed by the A20, A13, A15 and A16. The underground Wilhelminaplein metro station is located approximately 200 meters from Las Palmas; from this metro station, Rotterdam CS can be reached within a few minutes.

The building can also be easily reached by water taxi; the stop is within walking distance of Las Palmas. The water taxi has a total of 50 stops.

Rotterdam’s central shopping area can be reached by bicycle within a few minutes.

Approximately 300 m² of office space is available for rent, located on the 6th floor.

Parking
Parking spaces can be rented in the Q-Park garage opposite Las Palmas in the De Rotterdam building.

Rent review
Annually, for the first time one year after the rental commencement date, based on the change in the monthly index according to the consumer price index (CPI) series CPI-All Households (2025=100), published by Statistics Netherlands (CBS).

Rental guarantee
To be provided prior to delivery of the space, equal to a payment obligation of at least 3 months including VAT.

VAT
The tenant must be willing to grant a power of attorney to the landlord to submit a request, also on the tenant’s behalf, to the VAT Inspectorate to be allowed to charge VAT on the rent. The starting point is that the tenant uses the rented property for at least the legally established minimum percentage or more for VAT-taxed activities throughout the entire rental period.
