GENERAL
The historic country estate ‘Cromwijck’ (1674) is situated on the river Vecht and on the geographical border of Maarssen and Breukelen. Cromwijck owes its name to the meander of the Vecht and dates back to 1637, when Jan Jacobsz Huydecoper built the original country estate. Shortly after it was completely destroyed in the Dutch War (1672), it was entirely rebuilt. Since then, the estate has had many impressive residents, such as the writer/poet Lukas Rotgans and minister and member of parliament Jacob Nicolaas Bastert.
At the beginning of the twentieth century, the estate was struck by a fire that destroyed the roof, and due to the focus on industry, the estate had to give up some of its grandeur.

Country estate Cromwijck has a stately, historic appearance and is beautifully situated amid greenery. The whole consists of several characteristic buildings with beautiful façades, large windows and recognisable roof shapes. Many authentic details have been preserved. ACCESSIBILITY
By car
Cromwijck is easily accessible via the A2, at the Breukelen exit. From there, follow the signs towards Maarssen-Dorp and the Vechtzijde.

By public transport
From Maarssen station you can take the flex bus to Maarssen, gemeentehuis. From there you can walk (approximately 25 minutes) or cycle (approximately 6 minutes).

FLOOR AREA
The office villa and the coach house on country estate “Cromwijck” located at Zandpad 42 and 42A in Maarssen. The total lettable floor area of both buildings is approximately 1,123.60 m² lettable floor area.

In total, approximately 1,123.60 m² lettable floor area is available for rent, divided as follows:
– the office villa: approximately 896.01 m² lettable floor area
– the coach house: approximately 227.59 m² lettable floor area

Coach house:

The office space will be delivered in its current condition with the following facilities:

TERMS AND CONDITIONS

RENTAL PRICE
Office space:
From € 140.00 per m² per year.

Optional:
Hospitality costs (including coffee, tea and lunch): € 9.50 per person per day.

The amounts mentioned are to be increased by VAT.

VAT
The starting point is VAT-taxed rental. The above-mentioned amount must therefore be increased by the applicable VAT percentage. If the tenant does not meet the 90% criterion, the letting is by operation of law VAT-exempt. In that case, the agreed net rental price, excluding VAT, will be increased by a percentage to be determined that compensates for the disadvantage arising for the landlord.

RENTAL TERM
Rental term up to and including 30 September 2028 at the latest.

Shorter/longer rental terms are negotiable.

RENTAL PAYMENT
The rent and the service costs advance, increased by VAT, payable quarterly in advance.

RENT REVIEW
Annually, for the first time 1 (one) year after the commencement date of the lease, based on the change in the monthly price index figure according to the consumer price index (CPI), series for all households (2015 = 100), published by Statistics Netherlands (CBS).

SERVICE COSTS
€ 100.00 per m² per year, to be increased by VAT, as an advance based on subsequent reconciliation, payable in advance per quarter, for the costs of the following supplies and services:
• gas and water consumption including standing charges;
• electricity consumption including standing charges for the leased premises;
• electricity consumption including standing charges for the building-related installations and the common areas;
• maintenance and periodic inspection of fire extinguishing equipment and fire hose reels;
• maintenance and periodic inspection of the burglar alarm system and connection to the control room;
• maintenance and periodic inspection of the fire alarm system;
• maintenance and periodic inspection of air conditioning units;
• maintenance and periodic inspection of the central heating installation;
• alarm verification and, if applicable, surveillance service;
• camera surveillance and maintenance;
• exterior window cleaning, frequency per quarter;
• waste removal (roll containers for commercial waste and paper), frequency once every 3 weeks;
• greenery and outdoor grounds maintenance;
• pest control and inspection.

SECURITY
A bank guarantee, ROZ model, or a deposit equal to three months’ rent and service costs, increased by VAT.

RENTAL AGREEMENT
The rental agreement to be drawn up is in accordance with the agreement established by the Raad voor Onroerende Zaken in February 2015 and as used by the Dutch Association of Real Estate Agents (NVM), with the accompanying General Provisions.
