Business Centrum Huizen is housed in a highly attractive, detached office building along the ring road of Huizen. The office building has a lettable floor area of more than 3,000 m², spread over four floors.
Business Centrum Huizen has been completely restyled and renovated to modern-day standards, including a new entrance, new colour schemes, new doors, new toilets, new lighting and fibre-optic connections for every unit.
The service desk in the central hall is staffed and operated during office hours by the professional team at Remind Allround Office Support. This flexible team provides a complete package of services.
Two flexible meeting rooms for up to 12 people are available in the building. By car:
The location is excellently accessible by car from the A27 and A1 motorways via the Huizermaatweg, within just a few minutes.
By public transport:
Accessibility by public transport is also excellent, thanks to the De Haar bus stop right outside. Bus lines 108 and 320 run every 15 minutes from the De Haar stop to and from Amsterdam and Hilversum.

TERMS AND CONDITIONS
VAT
The starting point is a rental price subject to VAT. If a tenant does not meet the criteria set for VAT-taxed letting, the rental price will be increased so as to fully compensate the landlord for the resulting financial disadvantage.
LEASE TERM
Flexible lease terms from 1 (one) year, with a subsequent renewal period of 1 (one) year.
RENT PAYMENT
Rent and the service charge advance, plus VAT, payable quarterly in advance.
RENT REVIEW
Annually, for the first time 1 (one) year after the commencement date of the lease, based on the change in the monthly price index according to the consumer price index (CPI), series for all households (2015 = 100), published by Statistics Netherlands (CBS).
SERVICE CHARGES
The stated rental price includes the service charges, for the costs of the following supplies and services:
• gas and water consumption including standing charges;
• electricity consumption including standing charges for the leased unit;
• electricity consumption including standing charges for building-related installations and common areas;
• fibre-optic internet based on 100/100 Mbps including router and dedicated IP address;
• annual inspection and minor maintenance of the heating installation and heater(s);
• annual inspection and minor maintenance of the fire hose reel(s);
• inspection and minor maintenance of roofing;
• periodic grounds and green area maintenance;
• cleaning of gullies and general drainage;
• periodic exterior window cleaning;
• periodic legionella testing;
• pest control;
• signage maintenance;
• all work carried out by the landlord on behalf of tenants that, pursuant to Article 13 of the General Provisions, is for the tenant’s account;
• cleaning of the sanitary facilities, pantry and corridor area twice a week;
• administration costs of 5% on the supplies and services listed above.
The service charges are indexed annually, starting 1 (one) year after the commencement date of the lease, based on the change in the monthly price index according to the consumer price index (CPI), series for all households (2015 = 100), published by Statistics Netherlands (CBS).
SECURITY DEPOSIT
A bank guarantee, ROZ model, or cash deposit equal to three months’ rent and service charges, plus VAT.
LEASE AGREEMENT
The lease agreement to be drawn up will be based on the model agreement established by the Dutch Real Estate Council (Raad voor Onroerende Zaken) in February 2015, as used by the Dutch Association of Real Estate Agents (NVM), together with the accompanying General Provisions.
