ACCESSIBILITY
By car
The office building is easily accessible by car via the Lage Naarderweg. The A1 and A27 motorways can be reached within a few minutes’ drive.
PUBLIC TRANSPORT
NS station Hilversum Media Park is located 800 m away on foot. In addition, the “Hilversum, Beeld en Geluid” bus stop is approximately 350 meters’ walk from the office building. Buses depart regularly from this stop toward Hilversum Central Station.

PARKING

ENERGY LABEL
The building is a national heritage monument, and as such is not required to meet Energy Label requirements.
INTERNET
Tenants are required to take out an internet subscription with the Landlord. The cost of basic internet is € 50.00 per month, plus VAT. Faster internet is available on request, price on application.

DELIVERY LEVEL
The office space will be delivered in its current condition with the following provisions:
• spacious central entrance and reception area;
• current partition walls;
• current floor covering;
• current suspended ceilings, fitted with light fixtures;
• current window frames with partially openable windows;
• current cable trays for data and electrical wiring;
• shared use of passenger elevator (630 kg/8 persons);
• shared use of separate sanitary facilities;
• shared use of accessible toilet;
• current radiators;
• air-conditioning unit (where present);
• fire extinguishing equipment;
• shared use of bicycle storage;
• external sun shading (where present);
• burglar/alarm system (where present).
The connection and use of data and telecommunications facilities are not included in the rental price and must be arranged and paid for by the tenant.
RENTAL PRICE
The all-in rental prices are stated with the availability details.
VAT LEVY
The starting point is VAT-taxed rental. Therefore, the above-mentioned amount must be increased by the applicable VAT rate. If the tenant does not meet the 90% criterion, the rental is by operation of law exempt from VAT. In that case, the agreed net rental price, excluding VAT, will be increased by 5% so that the resulting disadvantage to the landlord is compensated.
LEASE TERM
2 (two) years with a subsequent renewal period of 2 (two) years. Shorter lease terms are negotiable.
RENT PAYMENT
The rent and the service charge advance, plus VAT, payable monthly/quarterly in advance.
RENT REVIEW
Annually as of January 1, based on the change in the monthly price index according to the consumer price index (CPI), series for all households (2015 = 100), published by Statistics Netherlands (CBS).
SERVICE CHARGES
The fixed service charges are included in the stated rental prices, payable monthly/quarterly in advance, for the costs of the following supplies and services:
• gas consumption including standing charges;
• water consumption including standing charges;
• electricity consumption including standing charges for the installations and lighting of the common areas;
• maintenance and periodic inspection of heating installations, including inspections;
• the same for elevator installations;
• the same for fire hose reels (excluding handheld fire extinguishers), including inspections;
• the same for fire detection and evacuation systems, including operational tasks and inspections;
• the same for electrotechnical installations, including inspections;
• the same for the roof and (where applicable) roof safety provisions, including inspections;
• the same for the barrier and fencing installation;
• the same for the shared sewerage system;
• the same for automatic access doors in the central entrance area;
• cleaning costs of the common areas, the parking area, exterior glazing, glazing of common areas, etc.;
• maintenance of the outdoor grounds and landscaping;
• legionella prevention, comprising annual sampling and periodic audits (day-to-day management at the tenant’s expense and responsibility);

• telephone costs for shared facilities (alarm center reporting for the fire detection system and elevator intercom connections);
• waste disposal, including container rental and shared levies;

The above list is not exhaustive. The Landlord reserves the right to expand or reduce the supplies, services and special facilities listed, and to adjust the tenant’s share of the costs accordingly.
SECURITY
A bank guarantee, ROZ model, or cash deposit equal to three months’ rent and service charges, plus VAT.
LEASE AGREEMENT
The lease agreement to be drawn up will be in accordance with (partly amended) the agreement established by the Real Estate Council (Raad voor Onroerende Zaken) in February 2015 and as used by the Dutch Association of Real Estate Agents (NVM), with the accompanying General Provisions.
