TERMS AND CONDITIONS

RENTAL PRICE
Office space:
EUR 85.00 per m² LFA per year, plus VAT

Parking spaces:
EUR 350.00 per parking space per year, and EUR 500.00 per parking space per year with an electric charging point, plus VAT

VAT
The starting point is VAT-taxed rental. The above amount must therefore be increased by the applicable VAT rate. If the tenant does not meet the 90% criterion, the rental is, by operation of law, VAT-exempt. In that case, the agreed net rental price, excluding VAT, is increased by a percentage to be determined so that the disadvantage arising for the landlord is compensated.

RENTAL TERM
2 (two) years with a subsequent extension period of 2 (two) years.

RENT PAYMENT
The rent and the service charge advance, plus VAT, payable monthly in advance.

RENT REVIEW
Annually, based on the change in the monthly price index figure according to the consumer price index (CPI), series for all households (2015 = 100), published by Statistics Netherlands (CBS).

SERVICE CHARGES
EUR 30.00 per m² per year, on the basis of advance payment and final settlement, plus VAT, for the following deliveries and services:
– maintenance of the central heating boiler;
– maintenance of the heat pump;
– maintenance of the outdoor grounds;
– maintenance of the intercom system;
– window cleaning;
– maintenance and inspection of fire safety equipment;
– supply of gas, water, electricity (normal + electric heat pump);
– 5% administration costs on the above deliveries and services.

SECURITY
A bank guarantee, ROZ model, or deposit equal to three months’ rent and service charges, plus VAT.

LEASE AGREEMENT
The lease agreement to be drawn up is in accordance with the agreement established by the Dutch Real Estate Council in February 2015 and as used by the Dutch Association of Real Estate Agents (NVM), together with the accompanying General Provisions.
