Offsettable advance service costs

– maintenance contracts and costs of various technical installations;
– cleaning costs of the common areas, including staircases, lift and the central hall;
– costs of window cleaning on the exterior and of the common areas and the technical installations;

– waste disposal costs and container rental;
– glass insurance premium;

Settlement takes place on the basis of annual reconciliation.

Rent review
Annually, for the first time one year after the commencement date of the lease, based on the change in the monthly index figure according to the consumer price index (CPI) series CPI-All Households (2025=100), published by Statistics Netherlands (CBS).

VAT
VAT will be charged on the rental price. If VAT cannot be charged, a surcharge to be determined will apply to the above-mentioned rental prices.

Rental agreement
Rental agreement based on the standard model of the Dutch Council for Real Estate Matters (ROZ) model 2025. With accompanying general terms and conditions and supplemented with the landlord’s provisions.
