Approximately 1,600 m², divided into 1,000 m² of office space and 600 m² of commercial space, located on the ground floor and 1st floor at Rietbaan 2 in Capelle aan den IJssel. The building is part of Campus Delta and is located on the easily accessible Capelle XL business park. The office spaces are part of the Campus Offices concept. This concept offers inspiring and flexible work and meeting spaces equipped with a wide range of facilities.

Every Campus Offices location has office facilities that optimally support your activities. As a tenant, you may use the facilities at all locations. You are therefore free to hold meetings in another city, but you can also, for example, exercise at another location or work in the social hub. The offering differs per location, and for all facilities the price is included.

Location
Campus Delta is located in Capelle aan den IJssel, next to Rotterdam. The location is situated between the A20 and the Hoofdweg and is very easily accessible by car from the A20 via the Capelle aan den IJssel exit (exit 16). Train and metro station Schollevaer is within walking distance (600 meters/7 minutes) and metro station Ambachtsland is located 1,000 meters away, about a 12-minute walk.

Although it concerns 5 separate buildings, the buildings are connected to each other by a boardwalk along the water. Each building has shared meeting rooms, but each building also has a social hub with its own function, including a game room, fitness area, library, lunch room and pitch room. All tenants can use all functions free of charge on the basis of a fair use policy. In addition, there is free internet access (Wi-Fi and/or via LAN) and coffee and tea are available in every building. All visitors can park free of charge.

Parking
€600 per space per year, plus VAT.
Parking spaces are available in the parking area in front of the building. The parking ratio is 1 parking space per 50 m² of office space.

Delivery condition
The rented space can be delivered turn-key, including office furniture. Since all spaces are already fitted with floor finishing, the office spaces can be used immediately. You can easily and quickly furnish your office with the office furniture selected by us. Of course, it is also possible to arrange the fit-out yourself.

For larger spaces, it is possible to furnish your office with selected office furniture. Based on a fit-out budget of €200 per m² made available by the landlord, you can choose from multiple workstations (a combination of desk and office chair) ranging from basic to luxury. We can deliver this within one working week (5 days), allowing you to be operational at very short notice.

Rental prices
Office space:
€130 per m² per year, excl. VAT.

Service charges:
€55 per m² per year, excl. VAT.

Hospitality service charges:
€39 per m² per year, excl. VAT.

Rent indexation
Annually, based on the change in the price index according to the Consumer Price Index (CPI) series CPI-All Households (2015=100), published by Statistics Netherlands (CBS).

Security
As additional security for the fulfillment of its obligations, the tenant shall provide an unconditional and irrevocable bank guarantee from a bank recognized in the Netherlands, amounting to at least three months’ rent and service charges plus VAT.

VAT
In determining the rental price, it has been assumed that the tenant will permanently use the rented property for at least the minimum percentage established by law, or to be further established, for activities that entitle it to deduct VAT, such that a taxed lease can be opted for. If a VAT-exempt lease is agreed, a surcharge will be calculated on the rental price.

Lease agreement
The landlord uses its own clear standard lease agreement or SLA, based on the ROZ model for office space.
