Welcome to De Melkfabriek, a unique building located in the historic Havenkwartier (Harbour District) of Bergen op Zoom. This monumental property has been beautifully restored on the outside and features a modern interior with a fully integrated home automation (Domotica) system. De Melkfabriek is home to a variety of medical and paramedical businesses.

The building itself is a fine example of the architecture and industry of the period in which it was built. Located on the Bruinevisstraat, near the filled-in harbour, it has a rich history as a former dairy factory. Its repurposing as a business centre for companies in the care and wellness sector does justice to the preservation of this special heritage.

Entrepreneur Peter Verswijver, known for his successful project De Suikerfabriek (formerly Interium) in the same Havenkwartier, has now seized the opportunity to breathe new life into De Melkfabriek. “The zoning plan requirements gave us the chance to develop a unique concept,” Peter explains. “We want to support start-up entrepreneurs in the care, welfare and wellness industry by offering them excellent facilities. Think of modern and efficient business spaces, consultation and waiting rooms, and more. By sharing the joint costs, we can achieve significant savings. Start-up entrepreneurs also receive a discount on the rental price. A business centre with like-minded professionals naturally also offers major benefits, such as knowledge sharing, collaboration and peer support.”

Peter Verswijver stresses that the new tenants will work in an inspiring industrial setting. “The space offers countless possibilities, but we want to preserve the authentic details. Think of the beautiful steel window frames, old tilework and separate staircases. Although the building isn’t very old, we consider it cultural heritage. For the final layout, we want to collaborate with future tenants as much as possible. We offer business spaces from 12 m², where clients can be received in dedicated spaces. The meeting rooms, waiting rooms, reception and sanitary facilities are also shared.”

As a tenant, you get not only a unit, but also the use of 200 m² of facilities, including a consultation room, kitchen, reception area, waiting room, toilets, air conditioning and wheelchair accessibility. We also provide carpeting, basic lighting, wireless internet for visitors and a backup system in case of emergency. You will receive a code for the central alarm system and can enter the building 24 hours a day with your own key and code. We take care of cleaning the public areas, though you can also choose to arrange this yourself or through our cleaning company. In addition, you can make use of all our meeting rooms, and we take care of heating and lighting in both the office spaces and the public areas.

At De Melkfabriek, we place great importance on sustainability. That’s why the building is being constructed to be energy-efficient, with low-temperature underfloor heating suitable for solar collectors. In addition, the entire building is equipped with an advanced Domotica home automation system, which efficiently manages energy consumption and allows all facilities in the building to be operated simply and clearly.
