Public transport:

TERMS AND CONDITIONS
RENTAL PRICE
Office space:
€ 4,750.00 per month, plus VAT.
The stated price includes service charges and parking costs, excluding energy surcharge and energy consumption of the air conditioning units.
VAT
VAT-taxed rental.
LEASE TERM
5 (five) years with a subsequent renewal period of 5 (five) years.
Shorter lease terms are negotiable.
RENT PAYMENT
The rent and the service charge advance, plus VAT, payable quarterly in advance.
RENT REVIEW
Annually, for the first time 1 (one) year after the lease commencement date, based on the change in the monthly price index figure according to the consumer price index (CPI), series for all households (2015 = 100), published by Statistics Netherlands (CBS).
SERVICE CHARGES
The all-in price of the unit includes the service charges and these do not need to be paid separately to the Landlord.
The service charges include the following supplies and services:
• annual inspection and minor maintenance of heating installation and heater(s);
• annual inspection and minor maintenance of the fire hose reel(s);
• inspection and minor maintenance of roofing;
• periodic site and green maintenance;
• cleaning street gutters and general sewerage;
• periodic exterior window cleaning;
• periodic legionella inspection;
• pest control;
• maintenance of signage;
• water (general);
• electricity (general);
• all work carried out by the landlord on behalf of tenants that, in accordance with article 13 of the General Provisions, is for the account of the Tenant;
• cleaning of the corridor area takes place twice a week;
• maintenance of air conditioning units;
• administration costs of 5% on the above-mentioned supplies and services.
The above list is not exhaustive. The landlord reserves the right to expand or reduce the aforementioned supplies, services and special facilities and to adjust the tenant’s share of the costs accordingly.
SECURITY
A bank guarantee, ROZ model, or deposit equal to three months’ rent and service charges, plus VAT.
LEASE AGREEMENT
The lease agreement to be drawn up is in accordance with the agreement established by the Raad voor Onroerende Zaken in February 2015 and as used by the Nederlandse Vereniging van Makelaars NVM with the accompanying General Provisions.
